Hickory Creek is one of four coastal communities comprising the well-sought-after Lake Cities. With the 29,000-acre expanse of Lewisville Lake in its backyard, Hickory Creek's 5,000 residents never have to venture far for watersports. Located in Denton County, this once sprawling tract of farmland is among the fastest-growing counties in the country, with its 60th birthday held in 2023. Hickory Creek is home to generational neighbors who pride themselves on slow living and their undeveloped land. "It is a hidden gem," says local real estate agent and neighborhood specialist Nancy Koket with Re/Max Cross Country. "It's never going to be overdeveloped because of the US Army Corps' Lake and park property, which can never be developed."

Hickory Creek residents have access to preserved parks
Known for its undeveloped land, Hickory Creek has seven shoreside parks owned by the US Army Corps of Engineers, with daily fees but offering many places for boating, fishing and swimming. The town's namesake park is the spot for camping, along with Sycamore Bend Park. Point Vista Park is popular for largemouth bass fishing, and Westlake Park draws swimmers to cool off in Lewisville Lake. If a day out on the water isn't the move, Tanglewood Park is the only community greenspace owned by the town, offering both a playground and basketball court.

Coastal living thrives in Hickory Creek
Hickory Creek's homes embraces the outdoors and though I-35 runs through the town the dense blanket of trees that encircle homes help to mute the noise. Inland residences are brick, new-traditional, and ranch-style, typically with back driveways and hovering around $400,000. Near the lake, lots become larger and so do the homes, teetering towards $700,000. However, the town prides itself on having some of the lowest property tax rates in the area. "Much of the development has been over the past two decades, and there is still room for more housing. But, if you're worried about all the green space nearby being bought up, that won't happen," Koket says.

The Lake Dallas Independent School District is rated a B-plus
Students may be a part of the Lake Dallas Independent School District, including Lake Dallas Elementary, Lake Dallas Middle and Lake Dallas High, all rated with a B or above, according to Niche. The high school is notable for its Fire Academy, a partnership between the Lake Cities Fire Department and North Central Texas College. Corinth Classical Academy is a small, public charter school divided into a lower and upper campus, educating up to 12th grade and highly rated with Niche ranking it an A.

Commuting to Dallas for work
Hickory Creek invested 3.4 million dollars to widen and add sidewalks to Sycamore Bend Road in 2022. With Interstate 35E running through the town, though seemingly secluded, it is an easy trip throughout North Texas. Hickory Creek is about 30 miles from D-town and 44 miles from Fort Worth for those commuting into the city for work. It is also 20 miles from Dallas/Fort Worth International Airport and 6 miles from Medical City Lewisville.
