Sandy beaches, a fishing pier, plenty of restaurants and outdoor activities are within steps when living in Deerfield Beach. Whether living here means a view of the Intracoastal Waterway or the crashing waves of the Atlantic Ocean, there’s lots of opportunity for a spectacular vista. “People can’t believe how thriving this area is,” says Isolda Littleton, an associate Realtor with LoKation Real Estate. “Homebuyers are becoming much younger here, and Deerfield Beach has a great mix. Everyone coexists, people walk everywhere, and friends and neighbors love to see each other out and about. This is a happening little neighborhood.”
Beach amenities
In addition to splashing around in the ocean, there are plenty of other things to do. Deerfield Beach International Fishing Pier is over 700 feet long and 20 wide and is open from 6 a.m. to 11 p.m. Some ocean fish caught include mutton snapper, mackerel and pompano. Surfing is allowed north of the pier, where the city also has nine sand volleyball courts that are free for public use. Further south on the Hillsboro Mile is the Barefoot Mailman Statue, honoring the teams of mailmen who carried mail between Palm Beach and Miami on foot and by boat in the late 1800s. Hillsboro Inlet Lighthouse is a short drive down the A1A. At the top of the lighthouse is a panoramic view of Deerfield Beach. Deerfield Beach has won the “Blue Wave” award from the Clean Beach Council based on water quality, beach conditions, safety services and habitat conservation. The biggest event on the beach is the annual Ocean Brews & Blues Festival, a one-day event featuring music and craft beer sampling.

Eating opportunities at “the bend”
Where Ocean Drive bends to the west for a block, close to the fishing pier, is where most of the restaurants are located in Deerfield Beach. The Whale’s Rib attracts locals and those in the know on Mondays for lunch. That’s when the freshly caught dolphin is served blackened or grilled. The restaurant has served the area and many visitors for over 30 years. Dessert can be enjoyed across the street at Le Rendez-Vous, a popular spot for homemade gelato. Any grocery shopping is done off the island. Publix is on Federal Highway, and a Sprouts Farmers Market grocery store is a few miles inland.

From modest condos to luxurious multi-million-dollar homes
The housing price range is vast, with one-bedroom condos with less than 1,000 square feet priced at around 350,000. These units may be small, but they still provide many amenities, such as a community pool, barbecue grill and views of the Intracoastal Waterway. Monthly homeowners association fees run from $400 to $600. Toward the island's southern end are multimillion-dollar homes that run from $10 to $30 million and have up to 31,000 square feet. In the middle of that wide price range are high-rise condos on the Atlantic. Most were built between 1960 and 1990 and feature amenities like a fitness center, clubhouse, community pool and direct beach access. Prices range from $700,000 to $2 million, and monthly maintenance fees can be over $1,000. Single-family homes are located closer to the Intracoastal Waterway, and many appeal to boaters because they offer dock space. Most of these homes are priced in the millions.

B-plus Broward County schools
Broward County is the sixth largest school district in the country and earns a B-plus grade on Niche. Deerfield Beach Elementary School is a public school option for kids in the neighborhood. The student-teacher ratio is an excellent 14-to-1, and the overall Niche grade is C-plus. Deerfield Beach Middle School students can choose from several electives, including foreign language study, dance, gymnastics, public speaking and debate. The school gets a C-plus from Niche. Deerfield Beach High School has a 99% graduation rate and is rated B-minus by Niche.

Boca Raton Airport is 7 miles to the north and is popular for corporate flights. Pompano Beach Airpark is the same distance south. The facility has charter flights and conducts flight training classes for prospective pilots. Fort Lauderdale/Hollywood International Airport is home to larger jets and is about a half-hour trip south along I-95. Broward County Transit has stops along A1A and close to the beach on NE 20th Terrace.
