When bank heiress Celia Tobin Clark commissioned an English Cotswold-style hilltop mansion in 1929, she set the precedent for glamour and elegance on the San Francisco Peninsula. Nearly a century later, this multi-million-dollar home, known simply as House-on-Hill, is still the pinnacle of the Tobin Clark Estate community. This suburban neighborhood wraps around the College of San Mateo while retaining a feeling of high-end exclusivity. “It’s highly sought after, and it’s a little more removed, so you have a bit more seclusion from the rest of the city,” says Adam Dobrinich, Realtor with eXp Realty, who has sold several homes in the area. Located halfway between San Francisco and Silicon Valley and with highly rated public schools, mountain views and large, private lots this is a coveted area for high earners. It helps that all the utilities are underground, so telephone poles aren’t obstructing the view.

Tobin Clark Estate has some of the largest properties in Hillsborough, but prices are nowhere near the top of the list, especially when compared to neighboring Atherton and Palo Alto. Options range from contemporary ranch-style homes for $2 million to sprawling, $7 million luxury mansions with private pools and tennis courts. Some of the highest-end homes offer additional privacy with gated entries. But Dobrinich says the combination of exclusivity and inventory means homes moves fast. “In markets where you have a high price point, homes often sit longer. But here, properties move quickly,” he says. Some streets have narrow sidewalks, but overall, it’s not the most walkable neighborhood, and many residents reserve the hills for jogging and powerwalking rather than social strolls. The neighborhood is known for being safe and secure, earning a 1-out-of-10 crime score from CAP Index.

The Hillsborough City School District
Students in Tobin Clark are mostly zoned for the Hillsborough City School District. After attending South Hillsborough Elementary, known around town as South School, students move on to Crocker Middle School. Both earn grades of A on Niche. A-plus-rated, Aragon High School has served the community since 1961 and offers a robust performing arts program along with an innovative Biotechnology Career Pathway. Students can continue their education close to home at the College of San Mateo, a public community college right in the neighborhood. The college serves around 13,000 students every year.

Scenic views from Laurelwood Park
Laurelwood Park is San Mateo’s largest park at 225 acres. Its rugged trails wind across steep slopes to the peak of Sugarloaf Mountain, which offers panoramic views from about 600 feet above sea level. The park also has a playground and picnic areas. Across Interstate 280, the Santa Cruz Mountains are a wellspring of outdoor recreation. The coastal mountain range has massive redwood trees, plenty of hiking trails and lots of scenic overlooks. As the mountains push toward the western coast of the peninsula, they dip to reveal the sandy shores of Half Moon Bay State Beach, which is a 15-mile drive down San Mateo Road.
