Rural township in a growing county
Locally referred to as "Caldwell" for the small town at its center, Little River is a rural township where spaced-out homes give residents plenty of privacy. Surrounding areas like Hillsborough and Durham are quickly expanding and bringing a new interest to places like Little River. "A lot of growth is happening all over Orange County," says Realtor Joe Phelps of Joe Phelps Realty, who has sold homes in Orange County for almost 20 years. "It's always been kind of a sleeping community, but it's not sleeping anymore." For now, the commercial scene in Caldwell is still limited to a convenience store that’s been open for over 30 years, an autobody shop and the Caldwell Fire Department — well known for its annual July 4th Parade.

Spacious Colonial Revivals and custom builds
Some homes are organized in small neighborhood clusters hanging off major roads, while others might be isolated down a long dirt road surrounded by miles of woodland. Lot sizes thus range from modest to several acres at a time, offering ample space for gardens, flower beds and shrubbery to practically every yard in the area. Homes are mostly ranch-style, Craftsman, Colonial Revival or farmhouse-inspired. "There's some spec building going on, but most of the area's homes are custom built," says Phelps. But price ranges, like lot sizes, can vary widely and have been on a noticeable increase over the past few years. A smaller ranch-style on a mid-size lot typically starts at around $220,000, while larger, more detailed Craftsmans on sizeable lots can sell for $780,000 and up, sometimes for just over $1.3 million.

One of the most essential details for home buyers to consider is water because the Caldwell area does not have public sewer and water hookups. If homeowners can afford it, they will want to look for larger lot sizes. "You've got to have at least an acre to keep your well and septic tank from being too close to each other," says Phelps.

Little River Regional Park and Natural Area offers acres upon acres of space for outdoor recreation and peaceful scenes of nature. Hiking and mountain biking are the park's most popular activities, offering 7 miles of trails for each, some of which run along the river. Shorter walks can also be taken at the park using either an ADA-accessible quarter-mile paved trail or by strolling through the butterfly garden. The park also contains horseshoe pits, a picnic area, a playground and restrooms, all to help accommodate any gathering, which is especially nice for those using the park to go camping.

Salvadoran coffee and freshly butchered meats
While Little River has a few local businesses scattered throughout its parts, they are spread out from central Caldwell. The town of Hillsborough is where most residents will do their shopping and dining. “Even though you’re not technically in Hillsborough, you’re still in Orange County, and Hillsborough becomes your home base,” says Amanda Boyd, Executive Director of The Alliance for Historic Hillsborough. Repair shops, restaurants and a Food Lion are along U.S. Highway 70. Samantha's Pupusas is a traditional Salvadorian eatery serving fried plantains and coffee. Locals can head roughly 2 miles north of Little River to the Hurdle Mills Market and Flat River Cafe for sandwiches with freshly butchered meats. Orange County Speedway, just 4 miles north of Caldwell, is the go-to spot for car races during the summer.

Orange County schools in Hillsborough
Pathways Elementary earns a B-minus score from Niche. It offers small class sizes, with an average of 11 students per teacher, well below the national average of 17 to 1. Orange Middle is a B-rated school formerly known as C.W. Stanford Middle. Orange High is right next door and serves just over 1,300 students. The high school is part of the Career and College Promise, which allows motivated students to earn college credits with waived tuition at Durham Technical Community College or Alamance Community College. It receives a B-plus overall.

There is no public transportation in Little River. Because things are so spread out, owning a car is practically essential. But that also means traffic is light, with most roads containing few stop lights. North Carolina Highways 57 and 157 intersect in Caldwell. The 5- or more-mile to Hillsborough takes 15 to 20 minutes.
