A private Island community that doesn't allow short-term rentals
Although millions visit Hilton Head Island annually, only about 40,000 people call it their permanent home. Hilton Head Plantation is one of the few communities on the Island that doesn’t allow short-term rentals, so it’s home to about 25 percent of permanent residents. “This is truly where the residents live,” says Maria Skrip, local broker and co-owner of RE/MAX Dream. She’s sold homes on the Island for nearly 15 years. “There’s no Airbnb’s, VRBO or short-term rentals.” Hilton Head Plantation is the second-largest community on the Island after Sea Pines, covering over 4000 acres. It includes sprawling golf courses, tennis courts and a renovated aquatic complex. Its amenities were built to complement the community’s natural setting instead of obstructing it. Because of this, mature live oaks with Spanish moss are nearly everywhere, from the shores to the front gates. “It’s a very lush neighborhood,” Skrip says. “It has one of the prettiest entrances of any community on the Island. They’ve always got the prettiest of flowers.”

Custom homes and villas
Hilton Head Plantation was one of the first communities established on the Island, so many of its homes date back to the 1970s. “You’ll find some houses from the ‘70s and ‘80s, and some recently built,” Skrip says. “But now, they are extremely limited on land. It’s pretty much built out.” The community features several villas that cost anywhere from $500,000 to $700,000. Custom homes, mainly Lowcountry and ranch-style, feature between 2,000 and 3,000 square feet with at least three bedrooms. These tend to cost between $700,000 and $1.1 million. Waterfront mini-mansions feature well over 3,000 square feet for prices between $1.1 million and $4 million. Many homes along the water have private docks, large back patios and in-ground pools.

Hilton Head Island High features a robust list of student clubs
The Beaufort County School District serves nearly 22,000 students and scores an overall A-minus on Niche. All schools that students attend occupy the same campus on the Island. Hilton Head Island Elementary School scores an overall B-plus on Niche, and Hilton Head Island Middle School earns a B. Hilton Head Island High School features several student clubs, from pep club and robotics to debate club and Academic World Quest. Niche gave the high school an overall A-minus.

A day on the green or at Pine Island
There are four golf courses in Hilton Head Plantation. Bear Creek Golf Club operates an 18-hole, par 72 course that sprawls across nearly 7,000 yards. Oyster Reef Golf Club is a semi-private course that covers 190 acres and includes lagoons, vegetation and water views. Dolphin Head Golf Club is an 18-hole championship course designed by Gary Player and was the first golf course developed in Hilton Head Plantation. The Country Club of Hilton Head runs the fourth course. The members-only course was the local qualifying site for the 1999 and 2005 U.S. Opens. It’s located along Skull Creek, offering views of the water and its flanking marshes.
The Spring Lake Recreation Area was recently renovated to include the Spring Lake Pool, which now features a zero-entry pool, lazy river, splash pad and more. “They entirely redid their pool area a couple of years ago,” Skrip says. “It’s absolutely gorgeous.” The Recreation Area is also home to The Pavilion, a two-story building with decks, a fire pit and picnic tables. The Spring Lake Tennis Facility features 12 tennis courts and hosts clinics and mixers. Locals can access the water at the Dolphin Head Recreation Area, which has a playground and a walking path along the Port Royal Sound. The Recreation Area is also home to Pine Island, which has a popular beach.

Sunset dinners in Skull Creek
Members of The Country Club of Hilton Head enjoy its three dining rooms, which serve fine dining and casual pub fare. Non-members head outside the gates for a meal. “There’s no dining in Hilton Head Plantation, unless you’re a member of the country club,” Skrip says. “So most people go out and hit the restaurants in Skull Creek.” Skull Creek Boathouse overlooks the water, offering anything from sushi and steamed crab legs to clam strips and seafood chowder. “I love Boathouse,” Skrip says. “It’s one of the few places where you can get really good, fresh ceviche. It’s some of the best on the Island.” Other popular spots include Skull Creek Dockside, known for its brisket, steaks and seafood entrees. Both restaurants offer patio seating overlooking the water. “From these restaurants, you can see one of the prettiest sunsets on the Island,” Skrip says. Walmart Supercenter, Publix and Harris Teeter are within 5 miles of the community.

Biking community trails
Locals often ride bikes or drive golf carts to get around the community. Or, they walk. “They have walking and biking trails all throughout the neighborhood,” Skrip says. “You see people walking and biking all the time. It’s very active in there.” Business 278 runs outside the community and is the only route off the Island. Hilton Head Medical Center is about 5 miles away, and the Hilton Head Island Airport is about 2 miles outside the gates.
