A gated golf course community with resort-style amenities
Long Cove residents can enjoy some of the finest outdoor recreation on Hilton Head Island right from their own backyard. Long Cove Club consistently ranks as one of South Carolina’s premier golf courses, with 7,000 yards of pristine fairways weaved between million-dollar custom homes. While its Pete Dye-designed course certainly takes the crown, Long Cove isn’t just for golfers. Maria Skrip, a local broker and co-owner of RE/MAX Dream, says, “Even if they don’t play golf, a lot of my clients over there love the club lifestyle – they like that they can meet up with neighbors for dinner and walk to the tennis courts for practice.” “They also have a community marina right there on Broad Creek,” she adds.

Custom-built homes approved by the Architectural Review Board
Long Cove Drive passes through the gated entrance and loops around the neighborhood, branching into quiet cul-de-sacs. Most homes reflect cape cod or new traditional ranch-style architecture, with stucco exteriors and protruding multi-car garages. These listings typically range between $900,000 and $2 million, but some waterfront homes can cost $3 million. Half-acre wooded lots will occasionally go on the market for around $250,000 to $450,000. While the styles are similar, Skrip says no two homes look the same. “All the homes are custom builds, so there’s nothing cookie-cutter about ‘em.” However, to maintain its character and natural beauty, Long Cove’s community-occupied Architectural Review Board must approve all landscaping and building plans.

Hilton Head Island’s most expensive HOA fees
The Long Cove Home Owners Association requires a one-time initiation fee of $50,000 along with $18,000 in annual dues, making it the most expensive HOA community on Hilton Head Island. These steep fees are based on the neighborhood’s top-tier amenities. “It’s one of those private, gated golf communities with a beautiful clubhouse and a championship golf course,” Skrip says. All residents must be club members. “You have to be a part of the club if you own a home there, so if you don’t play golf, you’re still paying all that money,” Skrip says.

Redfish right off the community dock
Residents are required to be members of the Long Cove Club. There are two 18-hole golf courses curved around freshwater lagoons and Broad Creek’s marshlands. Members meet up at the clubhouse to practice on the tennis courts. After a game of pickleball, they can cool off at the pool. Besides the Club, there’s a community dog park and a 77-boat slip marina. “Fishing is huge here,” Skrip says. “A lot of people go fishing right there in the marshes.”
