North Forest Beach sits at the center of Hilton Head Island's . Its colorful cottages and oceanfront condos are all within a half-mile walk of the sandy Atlantic coastline, where thousands of tourists flock each summer. Coligny Circle borders the neighborhood’s south end. As the Island’s central hub, this area features over a hundred local shops and restaurants, many of which have become fan favorites across the community. A Realtor and owner of The Dacia Allen Team, Dacia Allen has worked with all types of homebuyers in North Forest Beach over the last 10 years. “It’s a lot of short-term rentals and second homes, but a small percentage of residents live there full time.” While traffic can get congested in the summer, Allen says, “you don’t have to go far because you’ve already got everything you need right there – that’s really why people love it.”

Resort-style condos and oceanfront cottages
North Forest Beach Drive is the main road running through the center of the neighborhood, connecting its residential and commercial sections. Narrow side streets lined with beach grass lawns cut across the road and lead straight to the oceanfront. “Since it’s not a gated community,” Allen says, “there isn’t an architectural review board or strict HOA rules, so you have all kinds of housing over there.” Colorful ranch-style homes from the 1960s and ‘70s sit west of North Forest Beach Drive and list between $850,000 and $1.5 million. The east side is packed with ‘90s-style beach cottages on stilts. Because these houses are just steps away from the ocean, prices can range from $1.5 million to $6 million. Resort-style properties like The Sea Crest Villas and Breakers Villas offer hotel rooms and one-to-three-bedroom condos off the sandy dunes. With temperature-controlled pools and direct access to Coligny Circle, these listings typically range from $500,000 for a one-bedroom to $2 million for a three-bedroom.

Attend summer concerts at Lowcountry Celebration Park
Almost 2 miles of soft white sands stretch across the neighborhood’s east edge along the Atlantic Ocean. While there are several hidden pathways, Coligny Beach Park is the main entrance to the oceanfront. “Even if you’re staying just down the road,” Allen says, “most people will still park here because there are clean bathrooms, a splash pad for the kids and a long wheelchair ramp out to the beach.” Lowcountry Celebration Park is one of the Island’s newest additions just off the ocean. Opening in 2020, the park “is more of an open-air kind of space for different events and summer concerts,” Allen says. It’s also home to the new Sandbox Children’s Museum, which features hands-on learning exhibits and “a huge playground with this big wooden ship that the kids just love,” Allen adds.
Boutiques, local restaurants and more at Coligny Plaza
Residents can bike to Coligny Plaza and find groceries at the Piggly Wiggly. The breezy, open-air mall features dozens of artisanal boutiques and gift shops selling anything from tie-dye t-shirts to jars of local honey. Shoppers pull up to the bar at the Frosty Frog Café to sip on a cold strawberry daiquiri between stores. Beachgoers drop by The Sandbar’s outdoor patio and order Caribbean-style tacos to-go. While there isn’t much nightlife on Hilton Head Island, Allen says the oceanfront has a couple of cool beachside bars. “Pool Bar Jim’s and the Tiki Hut are the two main places to go for a drink on the Island.” At both spots, she adds, “When you’re sitting on your bar stool, you’re pretty much in the ocean at high tide.”

New construction at Hilton Head Island High
North Forest Beach is about 7 miles from some of the best public schools in Beaufort County. Hilton Head Island Early Childhood Center offers a preschool through kindergarten program that earns a B on Niche. Hilton Head Island Elementary scores a B-plus, Hilton Head Island Middle gets a B and Hilton Head Island High receives an A-minus. The high school broke ground on a new three-story classroom wing in May 2024.
Walk or bike to Coligny Circle
Annual vacationers can fly into Hilton Head Island Airport and drive 8 miles down Highway 278 to arrive at North Forest Beach. A major roundabout, Coligny Circle, separates the neighborhood from its southern sister community, South Forest Beach. “With so much to do right there, you really don’t have to go any farther than maybe a half mile or so from your home.” From “June until the end of August,” she says, “traffic is going to be jam-packed with tourists, especially during the week of July Fourth.” During these busy months, most residents use bikes or the seasonal beach shuttle service to get around the Island.

Higher flood insurance on the oceanfront
As an oceanfront neighborhood, North Forest Beach is at a higher flood risk than most of the communities on Hilton Head Island. Over the last 20 years, only two hurricanes have affected the Island. Allen says these instances didn’t cause much flooding, though. “It was mostly wind damage, but even that wasn’t too bad for most folks.” She adds, “Flood insurance has definitely gone up over the last few years, but it just depends on the elevation of your property. A lot of the condos have had increased fees because of that now.”
