About Holbrook, MA

Quiet community and central location draws homebuyers to Holbrook

Holbrook is a quiet Massachusetts town incorporated on Leap Day, February 29, 1872. In the 19th century, the town grew from an agricultural to a manufacturing community before the housing boom transformed it into a residential suburb in the 1950s. Holbrook today has just over 11,000 residents, and the median household income is $107,768, on par with the state’s median. Although Holbrook is primarily a residential community, the town is close to Braintree and Quincy, both of which are economic centers with biotech companies and business parks. Many residents work for education, life sciences and technology companies in Boston or the Greater Boston area. "It is a quintessential, quaint Massachusetts town. It's extremely residential, so we don't have very much business, but we have one of the best locations in the area," says Holbrook resident and Realtor with LAER Realty Partners Erin Matlack. "It has easy access to everything. We are approximately an hour from the Cape, 40 minutes from Plymouth, and an hour from New Hampshire. And with no traffic, we can be in downtown Boston in 25 minutes."

Home prices in Holbrook continue to increase

Common options in Holbrook include single-family Cape Cods, Colonial Revivals and ranch-style homes. While some historic homes, many of which are on the north side of town, are from the early 1800s to the 1920s, most residences were built around the 1950s. The median home price in Holbrook is $525,000, and houses typically run between $350,000 and $800,000. Large newly built properties in the south side of town can fetch $1 million. Several condominiums off Franklin Street price from $300,000 to around $450,000. "There's definitely a lot of demand. In our whole area of Massachusetts, the housing prices are skyrocketing. We're seeing less and less inventory," Matlack says. Properties located in flood zones may require the purchase of flood insurance.
