Riverfront community of midcentury homes
Located about 5 miles from Ormond Beach, Rio Vista is a small Holly Hill neighborhood next to the Halifax River. It was conceived in the 1920s as a grand resort community, complete with water-filled canals, a golf course and hotel. While the canals never came to fruition, the golf course and the hotel, now a senior living facility, were built, along with roads and decorative elements like Romanesque arches that today serve as a popular photo backdrop for local high school proms.
The area slowly grew into a community comprised of midcentury homes, many of which have since become rentals. "The thing about Holly Hill is that it does not have short-term rental restrictions," says Nancy Cortez, a Realtor with Adams Cameron & Co. who has been selling houses for over 20 years. "If you want to make an investment, you can get a house with a pool near the beach and rent it out." With its riverside location, Rio Vista offers quick access to water activities and convenience to amenities that include a supermarket that’s directly across the street.

Riviera Country Club offers a public 18-hole course
Rio Vista’s original nine-hole golf course was remodeled into the Riviera Country Club, now a championship 18-hole course open to the public and featuring an in-house restaurant. Riviera Park fronts the Halifax River and offers a fishing pier and paved riverfront trails that lead to Holly Hill's Sunrise Park. "Sidewalks take you everywhere you need to go," says resident Polly Cappuccio, a member of the Holly Hill Historic Preservation Society. "New residents only have to step outside to be greeted," she says, emphasizing the warmth of the community. The park also has a boat ramp for cruising the intracoastal waterway.

Some Rio Vista homes overlook the Halifax River
Plaza Grande Avenue's palm-lined parkway divides Rio Vista and is a direct entryway into Riviera Park. Sidewalks meander past residences on quarter-acre lots with well-tended gardens. Midcentury ranch-style houses with flat roofs flank the narrow streets and sell for $270,000 to $400,000. There are no waterfront properties in the neighborhood, but Spanish Revival-style homes along South Beach Street overlook the Halifax River, and several have views of fishing piers. These homes range in price from $470,000 to $700,000. "People are buying houses here because it offers some of the best values," Cortez says. She also notes that the sections along South Beach Street and Parque Drive are the most flood-prone and require flood insurance. Rental homes are another option in Rio Vista. Many Holly Hill communities do not have HOAs, Cortez says, so short-term rentals are allowed.

Mainland High School offers advanced STEM academies
Neighborhood kids attend Volusia County Schools. Holly Hill School has a C grade on Niche. It transitioned to an elementary school in 2024. Students may also attend C-rated Campbell Middle School, which hosts a CMS STEM Camp for rising sixth graders that focuses on robotics, space and coding. Mainland High School has a B grade and offers an Academy of Scientific Inquiry and Medicine, where students can choose between different science options.
Mainland High School has a variety of academic options including AP and Cambridge AICE.
Students in grades K-8 attend Holly Hill School.
Ormond Beach Elementary School is a public school in Ormond Beach and is part of Rio Vista.

Publix is less than a mile away
Rio Vista locals are within a mile of shopping centers, grocery stores and small businesses. Sweet & Savory Junction is a local and family-owned Brazilian cafe. Arroz Con Leche is a Latin American fusion spot with a front countercase full of Jarritos and tres leches cake. Publix at Holly Hill is on Ridgewood Avenue, and Walgreens is directly across the street. The neighborhood is 6 miles from Daytona Beach's Tanger Outlets, home to over 75 familiar chains like Bath & Body Works, Adidas and Nike.

Sunrise Park hosts events like MaxFit Games 2024 and the Holly Hill Arts Festival. It’s also home to the Holly Hill Riverside Market. "The farmers market is pretty popular. It's held in a beautiful old building," Cortez says. Vendors offer produce, homemade hot sauce, garlic spreads, baked treats and crafts on Sunday mornings. Cortez adds that less than a mile away is another local attraction. “There’s this old tree where people put garden gnomes. It started small and has grown into this neat thing. It's a cool little spot.”
Daytona Beach International Airport is close by
U.S. 1 runs along the neighborhood, heading south to Daytona, Port Orange and New Smyrna Beach. Rio Vista is 8 miles north of Daytona Beach International Airport and 6 miles from Advent Memorial Hospital.
Rio Vista is only 15 minutes form the Daytona International Airport.
Rio Vista travellers need not go far with the Daytona International Airport close by.
