Waterfront living without a million-dollar price tag is accessible in North Central Hollywood. The neighborhood has a mix of midsized homes and condos – some with docks jutting toward the C-10 Canal. “Being on the water isn’t the only attractive thing about that area,” says Alexandra Hazen, Realtor with London Foster Realty, who has 9 years of experience selling in South Florida. “The central location, which is less than 5 miles from the beach or downtown, is equally appealing to a lot of buyers. It’s right between Interstate 95 and Dixie Highway, so you have an easy commute in any direction you need to go.”
Ranch homes and waterfront condos
Homes looking across the canal are primarily three- to four-bedroom ranch-style with modern finishes or terracotta roof tiles. The palm-fringed yards are small but well-maintained with xeriscaped gardens. On the back end, private docks for small boats and kayaks give locals prime access to the water. Waterfront condos with amenities like exercise rooms and saunas provide another option for buyers. “As you move further inland away from the canals, there’s also been a boom in new construction because people want to be near all the action,” adds Hazen. The homes developed away from the water also provide more yard space for entertaining guests or adding features like in-ground pools. Prices here run the gamut, starting at $220,000 for condos and climbing to $850,000 for renovated or canal-front properties.

A short drive through North Central Hollywood reveals several longtime generation-owned businesses and restaurants. Runas Peruvian Cuisine draws residents and tourists to its historic location in the Old City Hall Building. Highlights include extensive ceviche offerings and tamales.
