Washington Park residents know the meaning of healing through community. Driven by locally run non-profits, the neighborhood has turned a corner in the last few decades, bringing renewed positivity and spirit to a previously underrepresented area. Now, Washington Park residents benefit from well-maintained parks, local businesses, annual events and food drives organized by the Community Enhancement Collaboration. “It’s a melting pot of different nationalities,” says Summer Dawn Kaiu Orazietti, a Realtor with Momentum Luxury Real Estate, LLC. “In neighborhoods like that, you do kind of get that old-school charm. It’s very friendly.”
Located beside the U.S. Route 441 corridor and boasting a packed industrial district, Washington Park does deal with more noise pollution than most Hollywood neighborhoods. It also has a crime score slightly higher than the national average, receiving a 5 out of 10 from the CAP Index, although local initiatives such as the Youth Crime Watch program aim to reduce that score. Convenience and accessibility are the highlights here, with grocery stores and restaurants just a few blocks away and tons of employment opportunities close to home.
Single-family homes occupy most of the neighborhood’s southern blocks, while the 55-plus Beverly Hills Condominium complex provides options for seniors. Locals enjoy visiting community parks, and the shores of Hollywood Beach are about 7 miles away. With ample public transportation, helpful community programs and a growing sense of pride, Washington Park is working toward a better future for its residents.

Modest ranch-style homes and senior condos
Washington Park features an eclectic collection of ranch-style homes from the 1970s. Although similar in style, these properties vary greatly in material, color and accents, creating a vibrant streetscape sparsely dotted with palm trees. There are a few drawbacks to homes of this age, though, as many have recalled plumbing and electrical units installed that may not be insurable. “And you’ll definitely want to make sure you’re doing a sewer scope,” Orazietti says.
Averaging about 1,200 square feet, these compact homes usually list for between $300,000 and $500,000, which is on par with most of Hollywood. The neighborhood has also seen an 8% increase in home prices since 2023, due in part to an increasing number of fresh renovations hitting the market.
For seniors, the Beverly Hills Condominium complex provides ample space and plenty of social activity, including weekly bingo nights. Units in this 55-plus community are generally under 1,000 square feet and range from $100,000 to $200,000, which is slightly more affordable than condos in neighboring Hillcrest. The complex is filled with amenities, including pools for each building and paved walking paths.

Washington Park residents are blocks away from convenient Broward County Transit bus stops along Pembroke Road, turning the 5-mile trip to downtown Hollywood into an approximately 45-minute ride. For drivers, Florida’s Turnpike offers connections to Interstates 95 and 595. And for air travel, Fort Lauderdale-Hollywood International Airport is about 10 miles away.

Situated along the U.S. Route 441 corridor, also known as South State Road 7, Washington Park is within minutes of multiple big box stores, grocers and casual restaurants. Aldi, Walmart Supercenter and The Home Depot are just blocks from the neighborhood, and local spots like Miramar Bakery, a longstanding family-owned Cuban joint, make for a quick meal or pastry stop. Washington Park is also home to a robust industrial sector known for its concentration of auto supply shops, mechanics and car dealers, providing both a necessary service and employment opportunities close to home.

At Washington Park, the neighborhood’s namesake green space, visitors will find basketball and racquetball courts surrounding lighted football fields. A small playground borders the on-site community center, which offers youth and senior sports programs. The park also hosts annual events organized by the Community Enhancement Collaboration, which include a Thanksgiving Luncheon and a holiday toy drive — two local traditions held for more than 20 years.
Although smaller, Zinkil Park is popular for its shaded playscape and paved fitness trail, which features more than a dozen outdoor gym stations. Bob Butterworth Park, named for the late Hollywood resident and former attorney general, offers a smooth walking path adjacent to Beverly Hills condos. Golfers also have easy access to the historic Orangebrook Golf & Country Club, which the city plans to revitalize in the coming years.

Magnet programs at Hallandale High
Students can attend Broward County Public Schools such as Orange Brook Elementary, Apollo Middle and Hallandale High, which score grades of C-plus, B-minus and C-plus on Niche, respectively. As one of the district’s magnet schools, Hallandale High offers specialized instruction in STEM as well as a teaching certification program in partnership with Cambridge International. Free public charter options include Championship Academy of Distinction, which is just a few minutes away in neighboring Hillcrest.
