When Lawrence County was created in 1849, the new county line split Big Beaver Township. Now, Big Beaver is in the northern area of Beaver County, officially becoming a borough in 1958. The Pittsburgh suburb is a community mostly filled with community properties with interests in the manufacturing, steel production and educational service industries. The community’s industrial district is located off Big Beaver Boulevard. One of the bigger industries close to the neighborhood includes Lindy Paving, which has a large factory in nearby New Galilee, Pa. “It’s definitely an industrial area with the mills there,” says Lisa Lanthom, a sales associate with eXp Realty who has sold homes in the area for 10 years. The remaining parts of the community tend to be rural. “There is a country feel to it close to amenities,” says Lanthom. “The location is the best part of the area. It’s very easy to access the Pennsylvania Turnpike, I-376 and medical facilities.”
There are roughly 740 homes in the neighborhood. “Big Beaver is rural, kind of suburban,” says Frank Stephora of Howard Hanna Real Estate Services. “It’s got a hometown feel. Very diverse, very friendly little area.” He adds that although many folks in the area commute to south and east Pittsburgh, a 45-minute commute, many residents also commute to Beaver Falls and Chippewa Township.
Katina Hunter of Coldwell Banker says the people truly make up the fabric of the community. “The members of the Big Beaver community are fiercely supportive. There are tight networks of professionals within industries, church groups and children's organizations but my favorite aspect is how loyal everyone is to small businesses,” she says. “Although often overlooked on a map, it's a hotbed for start-ups. For every business chain you see, 5 more mom-and-pop shops are flourishing. The only item that truly defines an area is the people within it. Every compliment of this community falls squarely on the shoulders of the beautifully hearted and ambitious people who reside and work here. The American Dream is alive and well in this small corner of Pennsylvania." Hunter has sold homes in the area for 17 years.
Hunter sums up Big Beaver as “the perfect marriage of small-town appeal with big convenience.” “All of the little neighborhoods are perfectly tucked within a few minutes' drive to the Turnpike and I-376,” she says. “Your morning may include taking the kids to a local parade before heading to Pittsburgh International Airport to pick up your friend who flew in from Paris, snag lunch at some of the best restaurants in Cranberry, head down to Pittsburgh to hit a concert and then go back home to have a bonfire in your own backyard — all within the same day.”

Homes sit on spacious lots
Housing options in Big Beaver are a mixture of two-story homes, bungalows and ranch-style homes. Many of these homes display a mixture of brick and/or vinyl exteriors and tend to sit on spacious lots. There are some mobile homes on more private lots in Big Beaver and most houses tend to sit farther back from the area’s streets. The median year homes were built in the area is 1957. “Ranches were popular back then,” says Stephora, who has sold homes in the area for 42 years. Median lot sizes are 40,075 square feet and the homes can be 1,385 square feet. Most homes are typically on the market for nearly 100 days. But Lanthom says homes don’t go on the market often. “People tend to live there a long time.” About 85% of homes are owned and nearly 95% of structures are commercial properties. The distances between homes are typically large and often separated by wooded areas, which creates a quieter, more private environment for residents.
The average listing price here is $37,000 to $378,000. A two-bedroom, single-family home can cost between $95,000 and $190,000; a three-room home ranges from $165,000 to $380,000. Homes sell within 96 days on the market. Empty lots can sell for around $2,500 to $144,000. The Cap Index crime score for the community is 1 out of 10; the national average is 4 out of 10.

Students can be served by two school districts
The Blackhawk School District and the Big Beaver Falls Area School District serve the area. The latter holds Big Beaver Elementary School, which is located within the neighborhood’s boundaries and has a free pre-K program for 4-year-olds. The school has a B-minus Niche grade. After the elementary years, students can attend Beaver Falls Middle and Beaver Falls High School. The middle school has a C Niche ranking, while the high school has a B-minus. Colleges and universities near Big Beaver include Geneva College, Community College of Beaver County: James M. Johnson School of Aviations Science and Penn State Beaver.

Pennsylvania State Game Lands offers multiple outdoor activities
Big Beaver is filled with vast green spaces, giving residents an open, outdoor feel in this small, rural community. Brady’s Run Park spans nearly 2,000 acres in the area. This park has a massive lodge and pavilion that visitors can rent for events, but everyday amenities include walking trails, a dog park, a playground and five softball fields. The indoor facilities include an ice rink, indoor racket sports courts and an indoor track. The Pennsylvania State Game Lands Number 148 is also close to the community and is an area where people can bird watch, hunt and ski. Red oaks, spruce and maple trees are just a few of the types of trees in the densely forested area, in addition to deer, foxes and wild turkeys. Big Beaver is home to Buttermilk Falls, a simple waterfall with a small stream and a hiking trail. Visitors can get into the stream for swimming on a warm day.

Chain and local eateries are in the area
Residents looking to update their homes will want to visit the neighborhood Home Depot or stop by the local Walmart for groceries and everyday essentials. For further shopping needs, Chippewa Town Center has a CVS and an Aldi, among other stores. For a night out, there are chain and locally-owned restaurants to satisfy taste buds. Eaton Park and Applebee’s have locations in Big Beaver, or, to spice it up, you can try El Paso Mexican Grill or Sal’s Ristorante and Bar for Italian dishes. 19th Hole is a restaurant and bar that serves more than filling meals; the eatery features a DJ, live music, and karaoke nights. If a server asks, "Are yinz ready to order?" don't be alarmed. Among the many phrases used by native western Pennsylvanians is yinz, which means "you all."

The library is the event hub
The area’s Chippewa Branch Library hosts weekly events, including story times, book clubs, and retro and DIY night events. For more events, residents can head just outside the area to Wooley Bully's for various live rock and blues music.
Those looking to live in the fast lane can check out the Pittsburgh International Race Complex, which caters to sports cars, formula cars and motorcycles and offers three different track layouts on over 400 acres of property. For more outdoor adventures, Black Hawk Golf Course is a popular public course in the region with 36 holes that challenge players at all levels.

Residents have plenty of commuting options in Big Beaver. Pittsburgh is 36 miles from the community, while Youngstown, Ohio, is 32 miles away (the Ohio state line is roughly 10 miles away). Interstates 376 and 76 cut through the community, providing easy access. There is also one Pittsburgh Regional Transit bus stop at the intersection of Shenango and Wallace Run Roads. Flyers can catch a plane at Pittsburgh International Airport, which is 30 to 40 miles, depending on the route.
