Cutting out commutes for country living

Honea Path is a small, rural town and backcountry area located roughly 40 miles south of Greenville and is in a league of its own because it swings for the fences of modest home prices and high-quality schools. “I think rural living is great even if it might not be for everybody,” says Realtor Gloria Robinson of Gloria Robinson Real Estate, who has sold homes in the area since 2006. “The home buyers I know are coming here to work and because they have family there or just want that small town living.”

Home prices and soundness are a home run

Sitting just north of the Anderson County Line, a slender tract of South Carolina farmland extends from the top of Lake Secession in the south to Saluda River in the north. As one drives along its backroads, an occasional ranch-style home or farmhouse on a massive property is not terribly uncommon to see poking through the trees. But located in the center of that tract is the town of Honea Path, which extends outward in a spoke-and-wheel-like fashion from a one-block Main Street formed by the convergence of two state highways. Most of the town is residential, with a collection of various home designs in the streets nuzzled between those major roadways. Most of them were built during the latter half of the 20th century, often in a mid-century or Colonial Revival design. “In the past, none of the older homes were structurally bad, as far as I’m aware,” says Robinson. “There wasn't always a lot of new construction, but there seems to be a lot more of that going on now.” Whether going for something newer or older, remote or in-town, home prices in and around Honea Path remain within a typical range of $90,000 to $210,000.

Diving into the dish

For a rural area, Honea Path has a decent amount of commerce. Main Street features several locally-owned storefronts and restaurants. Half a mile north, the bright-red Little Biscuit Barn is the town's go-to spot for fast, easy breakfast sandwiches stacked between biscuits made from scratch. When fixing a meal at home, the local Food Lion is the only option for groceries that is open all week. Other aspects of week-to-week living are accommodated too, such as dollar store shopping, home and auto repair, pharmacies and convenience stores.

High-ranking varsity teams, minus the small-town blues

Honea Path's high-performing schools are an attractive factor for home buyers with children, especially those who play sports. Most young students living north of State Route 20 begin at Honea Path Elementary, which Niche gives a B rating and ranks it as the 6th most standout elementary school in South Carolina. Those living south of Route 20 attend Wright Elementary School, which has an A-minus rating from Niche. Both schools have an average class size that is below the national average of 17 students per teacher. “In our town, the schools are smaller too, so students tend to get more attention, and I think that helps them do better,” says Robinson. From there, students move up to Honea Path Middle School, which also has an A-minus rating. Then comes Belton Honea Path High School, which, in addition to its B rating from Niche, also has the highest-ranked varsity boys' baseball team in its region.

Youth baseball leagues of its own

The great American pastime is a popular touchpoint in Honea Path's parks, so much so that the high school's MVP award for softball is named after South Carolina native Viola Thompson Griffin—one of the original players for the All-American Girls Professional Baseball League, as depicted in the film "A League of Their Own." Rec baseball is especially popular in the area, highlighted by the town's many baseball diamonds, such as the tree-hidden option at Dogwood Park. Less than a mile northeast, Bridwell Park offers visitors four baseball diamonds for practice and rec games. If baseball is not one's favorite, Bridwell Park also has an outdoor pool, playground and indoor rec center that offers weekly programs.

Teamwork makes the town work

Though not bursting with activity, Honea Path also offers some public events to help meet one's community members. The annual Civatan Christmas Parade and weekly Food Truck Fridays at McCall's Produce Stand are just some examples of the community activities that happen on or within walking distance of Honea Path's Main Street.
