Horsham Township, located 35 miles outside of Philadelphia, is filled with colonial-style and ranch homes from different eras since the 1960s including houses built by Toll Brothers. “It’s a great community. Residents have a pride of ownership,” says Andrew Sundell, who has sold homes for Re/Max Centre Realtors for 12 years. “Very walkable, many parks and trails. There’s also a new middle school going in.” He adds that the community is close to highways and that many past residents have moved back to the neighborhood. “Many people who grew up there want to get into the same community they came from,” he says. Twenty-five percent of residents are renters. This number may be explained by the high concentration of colleges and universities in the region — more than 120, including close-by Villanova.

Colonials and Ranch homes dominate stock
Established in 1717, Horsham Township, named after a town in England, is one of the oldest municipalities in Pennsylvania. There are a variety of homes in this small Philadelphia suburb. You’ll find many ranches, colonial-style homes in all shapes and sizes and big million-dollar homes. Houses tend to come with attached garages and big yards with many trees. Horsham also offers townhouses, duplexes and apartment complexes. Homes cost around $282,000 to $2 million. A 4 bed, 3.5 bath, 3,500 square foot home will cost about $1 million and a 3 bed, 4 bath, 2600 square foot townhome runs about $780,00. The Cap Index crime score is a 3 out of 10, which sits lower than the national average.
Newer schools
Students are part of the Hatboro-Horsham School District. Elementary students are split between Blair Mill, Hallowell and Simmons Elementary schools. Blair Mill has a Niche grade of B-minus, Hallowell has a B and Simmons has a B-plus. All three schools are 10 years old or less. Students then go to Keith Valley Middle School and Hatboro-Horsham Senior High School. Keith Valley has a B-plus niche grade, while Hatboro-Horsham has an A-minus. The high school is highly rated and is recognized by the U.S. Department of Education as a Blue Ribbon School of Excellence. Kieth Valley Middle is getting a major upgrade with a new state-of-the-art campus. The school will also have turf fields for students. The new building will be a welcome sight for students and faculty — the current building does not have central air. Sundell says the current school uses window units. The new structure is scheduled to open fall of 2025.
Well-maintained parks
Lukens Park is a popular destination for Horsham Township residents. This park is home to Everybody’s Playground, a giant play area designed for kids of all abilities. It also gives you access to the scenic Power Line Trail. As the name implies, the paved trail is guided by power lines operated by PECO Energy. Lukens Park also has a public fitness court that welcomes everyone to work out. “The parks are well-maintained,” says Sundell. He adds that intermural sports are very popular in the community. Horsham is known to have some historic churches — Horsham Friends Meeting opened in 1803 and is on the National Register of Historic Places and is home to the Quaker School at Horsham. Gloria Dei Church or Old Swedes’ is also on the National Register of Historic Places. Jones Tabernacle African Methodist Episcopal Church is known for serving the local black community.
Shop until you drop
Horsham Township is a convenient location for shopping. It offers several shopping centers and malls with a wide variety of local businesses and big retailers like Walmart, Sam’s Club, HomeGoods and many more. Groceries can be purchased from GIANT, ACME, The Fresh Market and Sprouts Farmers Market. Residents are also only 20 minutes away from the King of Prussia Mall.
Horsham Day is top attended event
Right by the Biddle Air National Guard Base, you’ll find the Harold F. Pitcairn Wings of Freedom Aviation Museum. It features an eclectic collection of aircraft and artifacts spanning several eras in aviation history. Be sure to check out Horsham Farmers Market. Located at the Horsham Township Community Center, the market has dozens of vendors offering locally grown and homemade products. Horsham Day is one of the highlights of events season — a day that features an annual August celebration in Carpenter Park.
A dream scenario for commuters
Horsham is a commuter’s dream — 3 major highways, interstates 76, 276 and 476 are local. There are 4 Southeastern Pennsylvania Transportation Authority, or SEPTA lines that serve the area, 3 commuter rail lines and Amtrak stations in Philadelphia and Trenton. Amtrack serves the Northeast from Washington D.C. to New York City. Long-distance travelers can utilize the local Northeast Philadelphia Airport.
