Berkshire is a suburb on the outskirts of Houston

Tucked away in the far northwest outskirts of Houston, the Berkshire subdivision is a quiet residential community that was developed and built out during the early 21st century. Properties in this neighborhood include a mix of single-family homes and apartment complexes. Also bordering the residential part of the community is a substantial commercial area with places to eat and big box stores selling groceries and other daily necessities. Kerri Schultz, a local real estate agent with Keller Williams Premier Realty, says that many people are drawn out to this area because of its proximity to the energy corridor along Interstate 10, which she says is lined with major employers like BP Energy Company and runs 6 miles south of Berkshire.

New Traditional homes between $300,000 and $450,000

Berkshire is home to a mix of single-family New Traditional properties and a handful of condominiums towards the neighborhood's southern end; just under 30% of residents are renters. Single-family homes start around $300,000 and steadily climb to about $450,000, representing a range on par with the Houston metropolitan area’s average housing price range. Popular architectural features here include mixed brick-and-stone exteriors, arched entrances and pointed front-facing gables. Properties often have well-maintained grass lawns and wide concrete driveways that help minimize the need for street parking. Mature oak and mesquite trees line the neighborhood’s winding residential streets and cul-de-sacs.

Zoning for the Cypress-Fairbanks Independent School District

The Berkshire subdivision is zoned for the Cypress-Fairbanks Independent School District, which receives an overall A rating from Niche. Students in prekindergarten through fifth grade can kickstart their academic journeys at Lieder Elementary School, which receives a B score. Watkins Middle School is also rated B, while Cypress Lakes High School is rated B-plus. High school students can enroll in Advanced Placement courses and other honors programs. As of 2023, Cypress Lakes reported an on-time or earlier graduation rate of just over 86%.

Recreation and swimming at Berkshire Park

At the heart of the neighborhood is Berkshire Park, a recreation center with a gated tennis court complex, an outdoor swimming pool with an adjacent splash pad and a small playground area. Three miles south is Bear Creek Pioneers Park, which covers more than 2,000 acres of outdoor space and offers a network of hiking trails, several athletic facilities and wildlife habitats, including an aviary. Bear Creek sits adjacent to Addicks Reservoir, which prevents flooding in the Houston area. The highest-ever recorded water level in the reservoir was clocked at nearly 110 feet during Hurricane Harvey in 2017.

Shopping and dining along the Highway 6 corridor

In Berkshire’s northeast corner is an ALDI grocery store and Whataburger fast food chain. As residents continue south on Highway 6, they’ll find a series of dining options, ranging from chain eateries to local restaurants like Cali Antojos and Gran Colombia Restaurant, which both specialize in authentic Colombian food. Just south of the neighborhood is an H-E-B and adjacent Walmart Neighborhood Market. A couple of miles north of Berkshire is a large commercial area with big box stores like Target and assorted national retailers, including Hobby Lobby, Marshalls and Lowe’s Home Improvement. “A lot of people around here also drive out to Memorial City Mall for shopping,” Schultz says. Located 12 miles from the neighborhood, Memorial City Mall is a massive indoor complex with hundreds of stores, restaurants and entertainment options.

Getting around Harris County and the greater Houston area

Bordering the neighborhood to the east is Highway 6, a busy north-south road that travels south to connect with Interstate 10. Commuters can take I-10 approximately 18 miles east to get to downtown Houston, located a total of 23 miles away from Berkshire. This area is entirely car-dependent; there are no public transportation options in and around the neighborhood. Bordering the neighborhood to the north is Little York Road, another popular thoroughfare. Although Highway 6 and Little York Road are convenient for getting around the area, they can increase the noise levels in the neighborhood, especially during periods of heavy traffic. At the edge of the community is a 24-hour HCA Houston emergency room, designated as the Copperfield branch.
