Carverdale is breaking away from its industrial history
Carverdale is a neighborhood on the rise. Coming to prominence in the 1950s, the community is a blend of residential properties alongside industrial complexes. Just 16 miles northwest of downtown Houston and wedged between Beltway 8 and Route 290, Carverdale is easily accessible from two of Houston's major thoroughfares, which is partially contributing to the neighborhood's recent surge of newer developments. "Carverdale is on its way to being an up-and-coming neighborhood," says local Realtor Celestine Moore of Re/Max Integrity, who has nearly 20 years of real estate experience. "Investors and developers are really looking at Carverdale to build new condos and townhouse complexes to breathe new life and bring a new vibe to the area."

Locals benefit from solid access to Beltway 8 and Route 290
One of the perks of living in Carverdale is the stellar access to major roads and highways. It's tucked between Beltway 8 and Route 290, making for easy trips in and out of the neighborhood. Locals can get to downtown Houston within 20 minutes by merging onto one of the thoroughfares, though traffic can be heavy around rush hour. Residents can also get around the area on the METRO bus, which features several stops along Gessner Road.

Carverdale's west side is largely industrial, but the east side features a stretch of residential properties. Established bungalows and ranch-style homes are most prominent along Carverdale's sunbathed streets, though newer, larger Craftsmans have also taken root alongside townhouses with modern accents. Most homes price between $100,000 and $300,000, but newer properties can top out closer to $400,000.

R.L. & Cora Johnson Park is Carverdale's hub for outdoor recreation. It's a top spot for pickup basketball games, friendly tennis matches and after-school playdates at the newly refurbished playground. The park's Carverdale Community Center is a prime location for neighborhood gatherings and events, including summer activities for local youth. K1 Speed also sits toward Carverdale's northside of the Northwest Freeway, offering one of the best indoor go-kart racing experiences in the area.

Honestly, the area is very nice. The crime rate isn't insanely high and overall I feel very safe in my home and neighborhood. The YMCA offers great service to the community, whether it be adults or children. I would definitely choose to live here again if given the choice. In the future I see many developments and even greater community service.
