Settegast is a neighborhood undergoing a substantial change in identity. Annexed to Houston in 1949, Settegast was once primarily filled with small, wooden houses for those seeking proximity to downtown Houston just 8 miles southwest. Thanks partially to the Houston HOPE Program — an initiative aimed at revitalizing historic neighborhoods — more Houstonians have settled in Settegast with newer properties taking root alongside the neighborhood's long-established homes that have populated it since the early 20th century. With the arrival of new residents, Settegast is offering new opportunities for those in search of affordable housing on Houston's northside. "Being a Houston HOPE Neighborhood really revitalized Settegast and improved the overall quality of life," says local Realtor Cynthia Vela of Vive Realty, LLC, who has sold over two dozen homes around Houston. "Residents are looking forward to the continued growth the area is experiencing."

Locals will likely need a car to get around Settegast

Settegast is not walkable, so locals will likely need vehicle access to comfortably get around. With Interstate 610 running along the neighborhood's southside, residents can access "The Loop" in minutes to get downtown. The METRO bus also features numerous stops along Wayside Drive and Eastland Street, making for convenient travels across Settegast and beyond.

Newer homes are sprouting up alongside established residences across Settegast

Settegast features a wide range of housing options. The neighborhood primarily contains smaller, older ranch-style dwellings and bungalows, though newly constructed modern townhouses and Craftsman-style duplexes have gradually been sprouting up across the community. "So much new housing is coming to this community because the area has huge lots at very affordable prices, so that makes building new homes even more affordable," Vela says. "Even with the new developments, there's no HOA here, so residents are able to have their homes however they'd like." Many homes price between $150,000 and $300,000, though some larger, newer properties can top out closer to $500,000.

Settegast locals may need to drive a considerable distance to reach big-box retailers

Settegast isn't known as a shopper's paradise, but locals can find much of what they need without leaving the neighborhood. Payless Food is the usual stop for fresh meats and veggies, though big-box retailers are as much as a 10-mile drive away. Houston is revered for its food scene, and Settegast has some standout eateries of its own. Settegast's Hobart Taylor Park is a major hub for recreation

Hobart Taylor Park sits in the center of Settegast and serves as the neighborhood's primary destination for outdoor recreation. The park's covered basketball court is a top spot for pickup games, while the jungle gym is a haven for kids to get the wiggles out after school. Kashmere High is a magnet school for the arts

Settegast students are served by the Houston Independent School District. Kids may go to Elmore Elementary School, which earns an overall grade of C-minus from Niche, or the C-rated Key Middle School 3 miles west of Settegast on Kelley Street. Teens attend Kashmere High School off Bennington Street. Also earning a C grade, the high school features the Conrad O. Johnson School of Performing and Visual Arts magnet program focused on motivating its student body through the arts.
