Brand new farmhouse-style townhomes
South Acres-Crestmont Park's tree-lined streets are still lined mostly by ranch styles though townhomes and new traditional-style single-family residences are entering the mix. Incentive plans are also meeting homebuyers halfway, according to Realtor Ebony Royal of Braden Real Estate Group. "Developers are paying closing costs, lowering interest rates, they also give appliance packages," she says. Depending on condition, size and built year homes might range anywhere from the $100,000s to $300,000s. It's rare to find anything in the $400,000 range unless its on acres and being sold for land value and the most expensive lots can go for $1 million or more. Though South Acres-Crestmont Park isn't technically in a flood zone, homes by the bayou have flooded a number of times. "In Houston, you have to be careful. You can't say a whole area doesn't flood because it can literally be one street in that area that floods. It happens that way," Royal adds. South Acres-Crestmont Park's overall Cap Index Score is 5 out of 10, though the category of homicide ranks 7 out of 10. The city of Houston is tamping down on crime in part by strengthening neighborhood watch initiatives across its communities.

South Acres-Crestmont Park's often have aging infrastructure or remain open green spaces. A few are alive with community centers, including Crestmont Park. It's community center by the same name hosts the neighborhood's monthly civic meeting and a farmers' market on the first Wednesday of every month. Meanwhile, Cloverland Park's Bessie Swindle Community Center offers after-school programming and aerobics classes for seniors. This is one of the most robust parks nearby, with basketball courts, a public pool that hosts swimming classes and a paved trail. The park's grassy area is flat and small but heavily used by community volunteers who coach neighborhood kids in basketball and football. Cloverland Park is right by The Hill at Sims Greenway, a part of the Sims Bayou Greenway, which is mostly undeveloped green space. In 2024, Harris County approved a budget of $28 million for developing the area into a full-fledged park that will feature a hilltop pavilion with views of downtown and over 4 miles of hiking and biking trails that not only connect to the Sims Bayou Greenway, but also link pedestrians to parks, schools, and medical facilities.

The area in which I live in is an okay environment. It still has the crimes of houses getting broken into but it is rarely to happen in my area. The living area is very quite and calm. The neighboors are friendly and elderly and they help keep others in the area safe.
