On the banks of the Buffalo Bayou that frame the neighborhood's western border, Tealwood/The Villages is just outside of the Inner Loop, and located in the popular Memorial area of West Houston. Home buyers are drawn to the area for its proximity to shopping, the Energy Corridor, and downtown, but when they settle here, they find a sense of community. That community is driven by the Tealwood Homeowners Association, which oversees the architecture and beautification of the neighborhood but also plans multiple community events throughout the year. “People want to move here because of its location, but on top of that, it has a strong community feel,” says Marie Dupres, a broker associate with Compass, who has been in real estate for 15 years. “You see people when you go outside. People walk their dogs through the neighborhood, and you see children playing together. All these little communities have strong homeowner associations that hold community events. There is just so much to do here.”

Luxury living on the Buffalo Bayou
These streets seem much farther from the hustle and bustle of the city than they are, and that’s much of the attraction for staid residents. Houses are stately and big, with old-growth pines and elms arching over large lots. Architectural styles include contemporary modern remodeled along the banks of the Bayou, long brick ranch homes and Colonial Revivals. For those looking on a more affordable scale but to be in a central location, condos and townhouses are available at a more wallet-friendly price. Buyers can expect a three-bedroom condo to sell for around $298,000, but most single-family homes go into the million-dollar range, including a five-bedroom ranch home to go for almost $1.5 million. “Homes that are priced right and are move-in ready move quickly because there is not enough inventory to keep up with the demand,” Dupres says. “People have become used to the interest rates, and with the expectation that they are on the way down, the market is only going to become more competitive, and prices will shoot up.”

The highly rated Spring Branch Independent School District
School-aged children will head to the Spring Branch Independent School District, which scores an A on Niche, serving more than 33,000 students with a 17-to-1 student-teacher ratio. Depending on location, students will head to different elementary schools, but one potential path is Frostwood Elementary, Memorial Middle, and Memorial High School. Both the elementary and middle schools score an A on Niche, while the high school pulls in an A-plus. Memorial High is the oldest in-use school in the district, but its buildings have been renovated. Aside from the core curriculum, students have options for classes in STEM, business and industry, public service, arts and humanities and multidisciplinary studies. “The public school system is one of the reasons why people move here,” Dupres says. “The Spring Branch Independent School District is regarded highly and makes it so parents don’t feel the need to send their children to private schools.”

Terry Hershey Park and the Buffalo Bayou
Along the Buffalo Bayou and South Mayde Creek banks is the 500-acre Terry Hershey Park. While the park has traditional amenities like playgrounds, gazebos and picnic sites, it is probably best known for its hiking and biking trail system. Featuring both on and off-road bike trails, cyclists can cruise along multiple trails that branch out in the park or lead to the massive George Bush Park.
