She has sold homes for over 21 years. Located less than 25 miles from Houston, Windsor Park Lakes is also part of one of Texas's top school districts.

The Windsor Park Lakes Recreation Center has a private, lagoon-style pool, playground and tennis courts. The community lake is a central attraction. "People are always paddling or kayaking," Fallon says. However, she also notes that motorized vehicles aren't permitted. "The trails in the neighborhood connect to the biking and hiking paths in George Bush Park." George Bush Park peeks behind the neighborhood with nearly 8,000 acres of oak and cypress trees and biking trails that follow Buffalo Bayou. Nearby, Gary and Bonnie Trietsch Park has a Kid Fit Park with outdoor exercise equipment.

Residents enjoy boating from their backyard
Windsor Park Lake's Mediterranean-style villas have backyards that cushion a private lake. An HOA enforces deed restrictions and manages the recreation center. "The sidewalks lead to the recreation center," Fallon says. "It's hard to get a house here." Inventory is often low, and residents are remodeling their homes. She also mentions the presence of families with children in the neighborhood. So, homes here are larger, ranging from 3,500 to over 4,500 square feet, with some exceeding 8,000 square feet. Smaller homes cost around $800,000 to $950,000, while bigger properties go for $1 million to over $2 million. "People tend to stay here, and we have many relocation clients or people who leave and come back," Naik says. She also notes that flood insurance is required. "While Houston does experience flooding, it hasn't been a major problem here. There hasn't been a severe flood in years." The neighborhood also has a low CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Katy ISD is highly rated with an A-plus grade
Families may be a part of Katy Independent School District (Katy ISD). "The school system is a major reason to move here," Fallon says. "It's one of the top districts in the nation, known for providing many students with a college-level education while still in high school." Pattison Elementary and McMeans Junior High have A-plus ratings, while Taylor High School offers an A grade and career and technical education (CTE) courses. Katy ISD provides over a dozen health sciences, agriculture and engineering CTE pathways. The district also hosts the annual Katy ISD Livestock Rodeo in February, a tradition since 1943.
A mile from H-E-B and big box stores
The neighborhood is near big box stores and small businesses. Great Harvest Bread Company is a cozy, locally owned bakery on South Fry Road. Its shelves hold fresh loaves in the mornings, like honey whole wheat and the signature 'Dakota' made with sunflower and pumpkin seeds. Further north, Dimassi's Mediterranean Buffet is family-owned and offers Lebanese dishes like lamb shank, stuffed grape leaves and roasted eggplant. Just 2 miles west, Greentree Shopping Center has Target, PetSmart and Lowe's for everyday errands. For groceries, there's Randalls, and H-E-B is up the road. Within 10 miles, Katy Mills and Houston's Energy Corridor have more shopping and dining options.

A boat parade brings holiday excitement
Residents frequently come together for water activities on the lake. "During Christmas, there's a boat parade with Christmas lights," Naik says. "But it's not just limited to the holidays. They do something like this often." There are also events at the recreation center. "There are movie nights and kids' nights with activities and snow cones," Fallon says.

Just 6 miles from Houston’s Energy Corridor
Locals are easily connected. "There are two entrances into the neighborhood," Naik says. "Both are gated, but visitors must enter through the front gate, while residents can use the back gate." The community is less than three miles from Houston Methodist Continuing Care Hospital and Houston Methodist West Hospital, both major employers. The city's bustling Energy Corridor is 6 miles east. Many residents make the 23-mile commute to Downtown Houston via Interstate 10, with easy access to the Katy Freeway. The 36-mile drive to George Bush Intercontinental Airport is also convenient via Sam Houston Tollway North.
