Rural atmosphere 50 miles from NYC
Jerseyville, located within Howell Township in Monmouth County, sits less than 50 miles from New York City. Despite its proximity to Manhattan, this suburban community has rural vibes. The area’s rich soil and gently rolling fields are great for agriculture, with a farming history going back to Native Americans more than 5,000 years ago. Today, the neighborhood is mostly defined by wooded areas and subdivisions on winding lanes, but is within minutes of shopping, restaurants and a wide range of activities. “It’s one of the areas that’s still pretty farmland-ish, but it’s also getting built up right now,” says Mark Viggiani, a Realtor Associate with Keller Williams Realty Central Monmouth, and a hometown resident who’s been selling houses here for a decade.
Colonial-style homes from the $450,000s
Many homes in the area are found in subdivisions from the late 1980s with large lot sizes, up to 5 acres, and winding residential streets. Sidewalks are common throughout these tree-lined and neatly landscaped developments. In several of the subdivisions, homes have private driveways, attached garages and inground swimming pools. Some older houses from the 1940s and 1950s are scattered among the abundant new properties. “A lot of homes in that area are very private,” says Viggiani. “There’s a lot of large homes sporadically placed on large pieces of land.” While ranch-style homes and Cape Cods are scattered throughout, colonial-style houses are most abundant in the area. Three-bedroom homes typically sell for $450,000 to $750,000, while four- to six-bedroom houses go for $850,000 up to $1.3 million. Homebuyers can also find two-bedroom townhouses in the northwest corner of town, with these properties usually selling for $400,000 to $500,000. The CAP Index gives Jerseyville a crime score of 1 out of 10. The national average is 4.
