On the fringes of Warren and Youngstown

In the suburbs outside of Warren, Howland Center is a quiet community with sizable homes and a local thoroughfare where folks can shop for groceries and essentials, receive care at small medical practices or gather with friends and neighbors for meals and special celebrations at a local restaurant or a renowned 3-star resort and hotel. “It’s definitely a higher-end suburb of Warren. But it’s pretty affordable,” says April McGahagan, a local Realtor and manager of the Howard Hanna Howland office. “We definitely got a lot of people moving here from Cleveland and Pittsburgh because of how affordable it is.” Howland Center grew through the mid to late-20th century as a more car-oriented suburb on the fringes of Warren and Youngstown. Bound between state Routes 11 and 82, Howland’s streets bend, loop and curve through neighborhoods with ample tree-lined streets. There are virtually no sidewalks in the community, but the street designs makes it easy for kids to safely play in cul-de-sacs and neighborhood streets that see no traffic.

High-end suburban homes at a relatively low cost

Homes here tend to be more expensive compared to neighboring Warren, where the average home value is $130,000. In Howland, prospective buyers can find ranch-style homes, larger fixer-uppers or a contemporary townhouse condo for under $200,000. Beyond that amount, spacious Cape Cods, split levels and Colonial-inspired homes that expand 2,000 square feet or 3,000 square feet range from $250,000 to $500,000.

7th Best School Division in Trumbull County

Students in the community can start learning to read and write at the PreK-K Howland Springs Elementary and 1-2 grade Howland Glen Elementary School. From there, students advance to the 3-4 grade Mines Intermediate School before reaching the secondary level at Howland Middle School and Howland High School. Niche gives each of the Howland schools a B rating and ranks the Howland School District as the 7th best school division in Trumbull County.

Local athletics and nature walks at Howland Township Park

On the western side of the community, children play baseball and other sports at the Howland Township Park. Other amenities at the park include a paved walking trail, a disc golf course, playgrounds and a small nature preserve with a boardwalk for visitors to check out the natural wildlife in woods next to the park. Local youth sports are not limited to the township park, as the Howland Athletic Club also maintains ball fields and other facilities next to Mines Intermediate. For more outdoor fun and adventures, folks drive less than 10 miles to Mosquito Creek Lake for boating and fishing.

Relaxing at local coffee shops or the swanky Avalon resort

Market Street is the area’s main commercial corridor, lined with a mix of local businesses and fast-food franchises, low-slung office buildings, local public schools and the Howland Library. At the eastern end of the street, the Avalon Country Club and the Grand Resort offers members and guests access to the prestigious Old Avalon Golf Course and the more modern Avalon Lakes Golf Course. The resort and country club includes far more amenities as well, including a salon and spa, a recreation center and more than two dozen restaurants, bars and lounges. Among its places to eat is The Chophouse, a renowned steakhouse that’s open to the public and draws visitors from all over the region. On Market Street, folks shop for groceries at the Giant Eagle Supermarket and stop for coffee at one of the two local coffeehouses: the Howland Bean and the Market House Caffe.

Mall shopping, lakeside vacations via local highways and Interstate 79

Sandwiched between Routes 11 and 82, people in Howland Center can quickly get around for work or pleasure. “It’s a great place for people commuting to Cleveland, which is about 45 minutes away,” McGahagan says. “And we’re so close to the Pennsylvania line, so you can also get to other small towns over there and Pittsburg that’s a little farther away.” In addition to jobs in the other cities, local residents can take the roadways to shop at the nearby Eastwood Mall in the neighboring community of Niles or go on a lakeside vacation in Erie up Interstate 79.

Community gatherings at Richard E. Orwig Park

In front of Howland High School at Richard E. Orwig Park, local vendors and food growers in the summer and fall set up stalls around the park’s central fountain on Saturday mornings for the Howland Farmers Market. When the weather is nice, folks also gather at the park to enjoy street food and other snacks at Howland Food Truck Fridays.
