One of the most elite area codes in Texas
Hunters Creek Village is a gilded cocoon 10 miles west of downtown Houston where French chateaus tuck into forested expanses and rarely fetch less than $1 million. It's just one of five autonomous villages that make up Memorial Villages, an elite area of Texas. Each hamlet has its own city council and mayor but shares certain privileges, including the top-rated Spring Branch Independent School System. Originally built around small farmsteads, Memorial Villages still maintains a verdant openness. "You have space to run, places to play golf and tennis.... but really the highest and most important thing is the schools," says local JPAR Realtor Kate Wiktoria Myhan. The area's location also draws people toward it, with a massive array of shopping nearby and solid highway connections. "My access to any major road is unbeatable. And it's not as congested as midtown, downtown or the heights," Myhan says.
Mansions with pools and home theaters
Popular home styles in Hunters Creek Village include modern takes on French country, Mediterranean, Colonial Revivals and ranch styles. Grand entryways are the norm approaching homes, some outlined with large pillars and columns and others with cherry oak double doors. Even a 2,000 square-foot ranch-style might cost $1 to $3 million, while larger and more ornate homes rise to $7 million and more — a price that might come with 12 bathrooms, three bedrooms, a heated in-ground pool and a home theater. Houston is prone to flooding, so homebuyers may want to consider additional insurance.
A to A plus rated schools in Spring Branch ISD
Spring Branch Independent School District (ISD) is recognized as one of the best school districts in Harris County by Niche and given an A-to-A minus rating in every category outside of clubs and activities, which earns a B plus rating. Some students might begin at Hunters Creek Elementary before advancing to Spring Branch Middle School and Memorial High School. The high school offers advanced placement exams in English Literature and Composition, Chinese Language and Culture, Microeconomics, Calculus and more. According to Niche, students also excel when taking the SATs, with an above-average score of 1320. Both the elementary and middle schools earn A ratings from Niche, while the high school takes the lead with an A plus. All three facilities are within a 1 to 2-mile radius of Hunters Creek Village. Some residents live just steps from the elementary school on Beinhorn Road. Several private pathways are nearby, including the college preparatory Kinkaid School, 1 mile south.
Luncheons at The Houston Country Club
Elegant luncheons, friendly rounds of tennis, and leisurely days poolside are a short drive from home at one of Hunters Creek Village's members-only clubs — from The Houston Country Club's 18-hole green and opulent event hall on Potomac Drive to the Houston Racquet Club's 32-lighted courts on Memorial Drive. Memorial Forest Club is just 4 miles west outside the neighborhood's bounds with a lap pool, leisure pool and a wading area for kids. And though there are small pocket parks in Hunters Creek Village, residents will want to travel 4 miles east for a large green space. Memorial Park's nearly 1,500 acres offer an accessible playground for children with all abilities, indoor and outdoor swimming pools, 14 trails, a central pond for casually feeding ducks and more.
Conveniences surrounding Katy Tollway
Restaurants and conveniences surround Katy Tollway just north and the intersection of Voss Road and Woodway Drive just south. Collina's Italian Cafe, Avalon Diner and Saltgrass Steakhouse surround the tollway for homemade pizza, ribeye and breakfast with bottomless coffee. There's a Whole Foods Market just south on Voss Road that's a convenient walk from the local Trader Joe's. But for the freshest produce, Saturday morning visits to the Memorial Villages Farmers Market has become a ritual for some. The market is beside the First Congregational Church of Houston on Beinhorn Road, selling the traditional range of eggs, poultry and vegetables, but also made-to-order burritos, fresh coffee and juice. The Galleria, CityCentre and Memorial City Mall are all within a 5 mile range of Hunters Creek Village for shopping malls with regional chains like Banana Republic and entertainment venues, from ice skating rinks to cinemas. The Galleria has 400 stores alone.
Easy access to Interstates 10, 610 and 69
Residents have easy access to Interstates 10, 610 and 69 for quicker trips around Houston, including to downtown. Houston METRO bus stops line Memorial Drive creating commuter options, including to the downtown area, but most residents use their cars to get around. Essentials are all close, including primary care and emergency services on Voss Road.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
