A suburban ambiance in the city
In Southeast Hills, winding roads reveal a mixture of different architecture at seemingly every twist and turn. This area of Huntington is home to all manner of colonial, Tudor and ranch-style houses. Together, they form a neighborhood whose sprawling green lawns create a suburban atmosphere that’s a departure from other parts of West Virginia’s second-largest city. “It’s a great neighborhood,” says Cindy Legg, a local Realtor with Hood Realty Company and a Huntington native. “Lots of unique and classic homes. It’s a very quiet neighborhood but is within minutes of downtown and has interstate access.”
Housing options can fit a wide range of tastes
Southeast Hills is an expansive area on the city’s south side, and its hilly streets hold all sorts of homes. The options here were built over the course of the 20th century and into the 21st century and are the antithesis of cookie-cutter. “I would say Southeast Hills has something for everybody,” Legg says. “It has your contemporary, it has your classic style. It has one-story, multistory. It’s really got something for everybody.” Floor plans across the neighborhood stretch from 800 to more than 8,000 square feet, but houses are 1,846 on average. Finely manicured lawns are a common sight around the area, part of lots that sometimes stretch more than half an acre. Southeast Hills homes that need some work sell for $20,000 to $85,000, but most properties go for around $90,000 to $400,000 based on square footage. With so many architectural styles, there are a handful of outlying properties that exceed more than 4,000 square feet and leave the market from $400,000 to $615,000.

Huntington High has a diverse mix of elective options
The area’s Cabell County Schools system carries a B grade on Niche. Depending on where kids live, elementary possibilities are the C-plus-rated Explorer Academy or Spring Hill Elementary, or the B-minus-rated Meadows Elementary. All three offer after-school activities. Southeast Hills has two middle school options, the B-minus-rated Huntington Middle or C-plus-rated Huntington East, which both have their own sports teams, from football to cross country. The B-rated Huntington High has elective courses in everything from zoology to journalism. Southeast Hills is also only 2 miles south of the Marshall University campus — Marshall is West Virginia’s second-largest university with more than 11,000 students.
I-64 is woven into the neighborhood
Part of Interstate 64, the area’s main highway, cuts through Southeast Hills. I-64 is an east-west connection to places like the state capital Charleston, roughly 50 miles east, and Louisville, 200 miles west. The Huntington Tri-State Airport offers commercial flights through Allegiant and American Airlines and is 15 miles west on I-64. Southeast Hills residents are also just 3 miles southeast of Huntington’s Amtrak station, another option for trips out of town.
Ritter and Rotary place almost 200 acres of green space nearby
Some, on the neighborhood's west side, are only about a mile from Ritter Park. Stretching 75 acres, Ritter Park is known largely for its serene atmosphere, which includes a rose garden and a fountain. “I think Ritter Park, what really stands out about it is the trees,” says Todd Nelson, a local Realtor with Old Colony Realtors of Huntington who has almost 20 years of experience. “When I say trees, I mean the established trees — so they’re older, tall. You got a really nice flat field, along with hiking trails that take you up where you can have some nice views. Ritter Park also has a really nice amphitheater.” Some residents on the east side of the neighborhood are a mile from Rotary Park, a more than 100-acre expanse with more trails, plus two disc golf courses, two baseball fields and a basketball court.

Midland Trail makes access to amenities easier
Part of Midland Trail falls in Southeast Hills, a thoroughfare lined with restaurants and businesses. Texas Roadhouse, Burger King and Gabe’s are particularly close for people here. There’s also a Walmart just a bit farther east. A location of the well-liked West Virginia chain Gino's Pizza and Spaghetti is in the area as well. “Anyone who has lived in Huntington has most likely tried Gino's Pizza,” Nelson says. And those looking for live entertainment might stop by Alchemy Theatre, operated by a local theatre company that puts on multiple shows each month. “Alchemy Theatre is a newer theatre group that has a nice facility for different types of arts programs, including theatre, classes and training,” Nelson says.
