A scenic recreation hub in Hurricane, Utah

Between two state parks, Dixie Springs stands out thanks to the natural splendor of nearby red rock formations and the turquoise waters of the Sand Hollow Reservoir. Outdoorsy people can easily access swimming beaches, camping sites and hiking trails from the neighborhood throughout the year. “Primarily, the main draw is proximity to recreation, the reservoir and the sand dunes,” says Joe Allen, principal broker and founder of Realty Absolute. The relatively new suburban community also has contemporary architecture and a quiet, peaceful feel. Located in Hurricane, Utah, Dixie Springs is around 15 miles east of St. George and 30 miles away from Zion National Park.

Sand Hollow State Park and more of the great outdoors

Located just south of the neighborhood, Sand Hollow State Park features red sandstone formations surrounding the Sand Hollow Reservoir. “My perfect day is spent playing with my family on the boat and on the beautiful red sand beaches. Maybe then cliff jumping and then going for a ride on the sand dunes,” Allen says. This park also has camping and bass fishing. At Quail Creek State Park, about 5 miles north, visitors can kayak or paddleboard in the Quail Creek Reservoir, while enjoying scenic views of red rocks over the water. A low-key option, Dixie Springs Park is right in the neighborhood. It has a splash pad and pickleball courts. Thirty miles northeast, Zion National Park offers nearly 150,000 acres of camping, climbing and hiking through slot canyons surrounding the Virgin River.

Dixie Springs is primarily residential, composed of blocks and cul-de-sacs of single-family homes. The lots are usually around a quarter of an acre in size, and some are landscaped with short palm trees and agave plants. Developed from the 2000s to the present, Dixie Springs only has contemporary architecture available. Many of the houses have RV parking and scenic views of the Pine Valley Mountains. Homes built in the 2010s range from $750,000 to $1.7 million, while homes from the 2020s range from $1.1 million to $2 million. The neighborhood’s market reflects most of St. George: “Covid accelerated the trend of people moving out of urban areas and people moving to rural areas. This caused the value in the St. George area to double,” Allen says. “High interest rates have caused a plateau, but prices are still climbing slowly as people continue moving to our beautiful region.”
