A rich history on Mount Washington

The neighborhood of Mount Washington lies on the farthest western portion of Independence, Missouri, taking its name from the historic Mount Washington Cemetery that sprawls over a large portion of the area. The origins are surprisingly cheerful, as in the 1880s, this location was a huge park with swan boats where the people of Kansas City came to picnic and enjoy live music. The time came and went, the park shut down, and the generous land plots lent themselves to a city cemetery and a burgeoning residential neighborhood. Today, the thriving spirit and complexities are what make Mount Washington so enduring. With community outreach, steady local businesses and its proximity to both downtown Independence and downtown KC, Mount Washington is as solid as ever.

Homes of the 1920s and finding new life

Surrounding the expansive Mount Washington Cemetery, the neighborhood is primarily residential, with grid-patterned streets and narrow sidewalks. Most homes were built in the early 20th century and remain standing from that time, either having undergone renovations or needing a little care from potential homebuyers. "Property values are going up; a lot of buyers are coming and fixing up homes that have been there for a long time," says Jayme Generaux, a decade-experienced Realtor with Realty Executives of Kansas City. Architectural styles vary drastically, from painted Craftsman homes to A-frame cottages and classic ranch houses. Most properties sell for around $150,000, the rare and more contemporary home going for around $200,000.

Getting to downtown Independence and KC

Mount Washington is bordered by Truman Road and Highway 24, which feed into the main artery of Interstate 435. There are several bus stops along major neighborhood thoroughfares, such as Independence Avenue. Just a few minutes east in downtown Independence is the namesake Independence Station, an Amtrak hub located on Grand Avenue.

Learning under the ISD

Public schools fall under the Independence School District, and kids can start at Fairmount Elementary, which has an overall C-plus on Niche but an A for diversity. Students move on to Clifford H. Nowlin Middle, which has a C on Niche, before finishing basic education at Van Horn High. Also with a C-plus, Van Horn focuses on preparing its students for taking steps after graduation. Through The Academies of the ISD, students can explore learning communities for hands-on experience, whether for public service or STEM.

From essential to family-run restaurants

A few minutes up Highway 24, the Sterling Ridge Shopping Center includes a Sterling Apple Market grocery store, a CVS pharmacy and other essentials, such as banking locations and automotive repair shops. Highway 24 and Truman Road, the neighborhood's main thoroughfares, are where most local businesses have settled. From small medical offices to long-established convenience stores, these are where residents can head to fill out their schedules, whether for errands or leisure. Los Amigos is a local favorite family-run restaurant, serving traditional Mexican fare that meets Americana, with coleslaw and fried plantains sharing the same plate.

Fairmount Community Center, loyal to the neighborhood

Nearby Bundschu Park features a playground with swings, a basketball court, an open field for activities and a circular walking trail. A staple for residents of both Mount Independence and surrounding neighborhoods is Fairmount Community Center. "We have fun things for the seniors to do, like bingo and cards; we serve lunches every day, and we prepare meals for the Meals on Wheels program," says Helen Hall, an administrator with Fairmount Community Center and Mount Washington local. "It's about having fun activities, but it also gives folks a place to go when they need it."

Entertainment both in and near Mount Washington

As downtown Independence is only three miles from Mount Washington, seasonal events and weekend activities are less than 10 minutes away. There's always something to do, from the year-round Independence Farmers Market that sets up to sell fresh produce and artisan crafts to the summer Wine & Brew Walk, where local restaurants and breweries offer spirits as people stroll through the historic district. The Fairmount Community Center also ensures monthly events for locals, whether it be dance nights, block parties, or sponsored excursions to places like theaters, orchards and more.
