It's bordered by roads lined with commercial business, and of course, it's just minutes away from the historic buildings and museums at the heart of Independence.

There are well-known names like Walmart Neighborhood Market and CVS, alongside banking locations and automotive repair shops. Since Three Trails shares space with downtown Independence, residents head to Main Street to enjoy the local businesses. The pastel-painted buildings of art galleries and ice cream shops harken to a classic Americana vibe, imminently walkable for those exploring. It serves as both a small-town event hub and one of the best sources for filling the schedule for a day. As downtown Independence is right next to Three Trails, seasonal events and weekend activities are less than 10 minutes away. There's always something to do, from the year-round Independence Farmers Market that sets up to sell fresh produce and artisan crafts to the summer Wine & Brew Walk, where local restaurants and breweries offer spirits as people stroll through the historic district.

The median price for detached homes is $170,000, and prices rarely surpass $200,000.

On the path to Truman High
Public schools fall under the Independence School District, and kids can start at Santa Fe Elementary, which has a B on Niche and is ranked as one of their top standout elementary schools in the Kansas City area. Bridger Middle serves as a sixth-grade gap school before students move on to Pioneer Ridge Middle, which receives a B-minus on Niche. Students head to Truman High to finish basic education, graded with another B-minus. Truman's debate and competitive drama department has been ranked among the top high schools in the National Forensics League.
Santa Fe Park - something for everyone
Three Trails has several green spaces scattered throughout, from neighborhood pocket parks to systems of walking trails that weave through neighborhoods. However, its most significant outdoor space is Santa Fe Park, which features a large playground, tennis courts and scenic trails. It also has a connected dog park for the four-legged residents and a skate park for those who prefer boards over bikes.

Independence Amtrak and Interstate 70
Three Trails is minutes away from Interstate 70, and there are several bus stops along main neighborhood thoroughfares, such as Sterling Avenue. Just a few minutes north on Grand Avenue is Independence Station, an Amtrak hub. The Kansas City International Airport is 30 miles northwest, while North Kansas City Hospital is 11 miles away – about a 15- to 20-minute drive.
