Indian Orchard homes are less expensive than those in surrounding Springfield
Once an isolated mill town, Indian Orchard is now a lively neighborhood with historical charm and a modern sensibility. Situated along the banks of the Chicopee River in Springfield, revitalization of the Main Street business district is underway, and thanks to Indian Orchard Mills, a 300,000-square-foot mill converted into galleries and artist studios, so is a growing art scene.
Tanya Vital-Basile, a Realtor with Executive Real Estate, says lower price points are an additional draw to the neighborhood. “Homes there are priced aggressively. You can get something for a little bit cheaper than the surrounding city,” says Vital-Basile, who’s been selling homes in the area for 10 years. “Many people are buying in Springfield in general. It’s ranked as one of the top cities to invest in because of the prices. I have a lot of people from out of town moving here and some people buy and rent out their home because it’s cheap enough.”
Homes from every era in Indian Orchard
While half of the residences in Indian Orchard are rentals, first-time home buyers will appreciate the affordability of the area. Prices here range from $175,000 to $400,000. Houses come in a variety of styles, including Cape Cods, Colonial Revivals, and ranch homes.
Indian Orchard home seekers will find properties built anywhere from the late 1800s to the modern day. They typically rest along sidewalk-lined streets with compact manicured yards. A three-bedroom, one-bath could be found in the low-$200,000s, while a more spacious four-bedroom, two-bath may run in the low-$300,000s. “It’s a good market,” Vital-Basile says. “It’s not Covid fast, but homes are definitely selling within 30 days.”

Indian Orchard Mills serves as a hub for artists
Indian Orchard Mills, the century-old artist and industrial complex on Front Street that was once an operating mill, now offers affordable workspaces to over 140 artists. During the bi-annual Open Studios Art Show and Sale, glassblowers, photographers, painters, ceramicists, sculptors, metalsmiths and many others open their studios to the public for demonstrations and art sales, often with beer and wine tastings and live music.

Shopping and dining along Main Street
Along Indian Orchard’s walkable Main Street, there’s Key Food Supermarket, as well as a slew of independent shops and eateries. For dining out, residents head to Brickhouse Tavern, a farm-to-table restaurant, known for its gourmet burgers and wings. Pot Belly’s Pub is the go-to spot to meet up with friends for drinks, DJ music and dancing.

Students attend Springfield Public School District schools
Public school students may attend Indian Orchard Elementary School, John F. Kennedy Academy for middle school and Springfield Central High School. Part of the Springfield Public School District, the elementary and middle schools earn C-minus Niche grades, while the high school scores a B. Since 2008, Springfield Public Schools have had a mandatory school uniform policy. There are no “official” uniforms, but each school has its own color code.

Enjoy the outdoors at Cottage Hill Park, Myrtle Street Park and Hubbard Park
Outdoor fun awaits at Indian Orchard’s three parks. Cottage Hill Park, on Oak Street, is a pocket park that’s popular among dog walkers. Myrtle Street Park, on Myrtle Street, offers basketball courts, a traditional playground and a splash pad. The 30-acre Hubbard Park on Parker Street features walking trails that wind through the winds and alongside Lake Lorraine.
In addition, the nearby Loon Pond on Pasco Road is a local favorite for fishing and swimming. The pond, with a small gravel boat launch, is stocked with trout in the spring and fall and there are lifeguards on duty at the beach during summer.
