A thriving past and a promising future

Established in 1947, Avondale Meadows was once a thriving northeast Indianapolis suburb. Much of its vibrancy can be accredited to the Meadows Shopping Center, the first commercial corridor outside the city’s downtown area. It was anchored by a high-profile dinner theater and a nightclub owned by Pacers’ all-star Bob Netolicky. By the 1980s, the neighborhood fell victim to urban blight as the shopping center deteriorated and crime rates rose. However, a new retail hub, a YMCA and apartment complexes have all been constructed within the last decade, lending to the community’s resurgence. “It’s slowly becoming more popular because of revitalization efforts and its central location,” says Hayley Wild, a real estate agent with Compass who has sold several homes in the area. “It’s 10 minutes from downtown. Plus, it’s next to the Fall Creek Greenway and the Indiana State Fairgrounds.”

Renovated, reasonably priced midcentury homes

Avondale Meadows’ sidewalk-lined streets are filled with a variety of midcentury dwellings. Homebuyers will find Cape Cod cottages on unfenced, 700-square-foot lots. Two-to-three-bedroom bungalows and minimal traditional ranch styles also feature detached one-car garages. “The houses selling the quickest are recently renovated,” says Wild. “They start at a low price, so it’s a popular neighborhood for investors looking for a new project.” A house in Avondale Meadows typically costs between $90,000 and $200,000, a range slightly less than an Indianapolis home’s average $250,000 selling price.

Indianapolis Public Schools and numerous charter options

Children can attend kindergarten through fourth grade at Avondale Meadows Academy, which has an overall D grade from Niche. In 2017, the Avondale Meadows Middle School opened on the same campus. Accompanying its C-plus academic grade, the school has multiple initiatives to ensure students are efficient in the core curriculum. For instance, each language arts class begins with a writer’s workshop or quiet reading time. Lastly, students may attend B-graded Shortridge High School, which offers the state's only public International Baccalaureate program. The neighborhood also has a few other charter secondary schools, including GEO Next Generation High School and Charles A. Tindley Accelerated School.

Fall Creek Greenway, Washington Park and a YMCA

Fall Creek and a portion of its 7-mile namesake trail spans the neighborhood’s western region. Hikers and bikers can explore the paved path, passing century-old bridges, canoe launches and limestone shores. Less than 1 mile away on East 34th Street, the 128-acre Washington Park is filled with outdoor adventure. Frisbee players can enjoy the 18-hold disc golf course, and hoopers can start a pickup game on the basketball courts. The green space also has ample playgrounds, a summertime splash park and numerous nature trails. Residents can access plenty of indoor recreation at the Avondale Meadows YMCA on Meadows Drive. The facility opened in 2013 and provides martial arts classes, a fitness center, a gymnasium and childcare.

Convenience to The Shops at Avondale Meadows and North Keystone Avenue

The Shops at Avondale Meadows along East 38th Street were constructed in 2016, adding a Save A Lot grocery store, a Goodwill and a Walgreens to the area. Foodies will also find numerous classic Indianapolis eateries on North Keystone Avenue, including King Ribs Bar-B-Q. Since 1990, the drive-through has served smoked meats and side dishes like potato salad and baked beans. Jamaican Breeze is known for its tropical-themed atmosphere, jerk chicken wings and oxtail smothered in scotch bonnet sauce. Other big-box retailers like Target, Old Navy and Lowe’s Home Improvement are only about 3 miles north in the Glendale Town Center on the same thoroughfare.

Easy access to the Indiana State Fair

For 18 days between July and August, the 250-acre parcel directly west of Avondale Meadows is home to the Indiana State Fair. Visitors can ride the Ferris wheel at the amusement park, step back in time at the Pioneer Village, sip Indiana-made beer in The TapRoom and more. With outdoor stages and exhibition halls, the site hosts concerts and agriculture shows throughout the year.

Ample interstate access and a quick drive from downtown Indianapolis

While Avondale Meadows is less than 3 miles from Interstate 70 and Interstate 65, drivers don’t have to hop on the highway to reach downtown Indianapolis. A 6-mile trip south on East Fall Creek Parkway leads to the city’s core. Bus Riders will also find various IndyGo stops sprinkled along Meadows Drive.
