Neighborhood is going to escalate in value as development persists

On the east side of Inglewood, the 300-acre development of Hollywood Park has defined the rebirth of Morningside Park. The neighborhood is anchored by SoFi Stadium and the commercial stretches that surround it. “Morningside Park is all about location, location, location. You’re right there in the entertainment capital of LA, but you can still get in the neighborhood at a decent price,” says Realtor Layla Anderson of Landerson Inc., who has nearly 20 years of experience. “There’s so much exciting development here, with SoFi stadium and the upcoming LA Clippers arena being built on Century, the neighborhood’s going to escalate in value.”

Midcentury character homes and gated townhome communities

The housing in Morningside Park is a mix of single-family homes, condos, townhomes and many apartments. "Homes here are on the older side, built in the 1930s and '40s, so you're going to see a lot of bungalows and ranches, and then some contemporary homes built on infill lots," says Dario Svidler, Partners CRE's executive vice president, who has almost $1 billion in career sales. Homes in Morningside Park are modestly sized, usually two- to three-bedrooms and between 1,500 and 2,000 square feet. Single-family homes are priced between $700,000 and $1.2 million, depending on the size and state of renovation. There are a few gated communities in the neighborhood, too. "Both the townhouse communities of Briarwood and Carlton Square, which has condos and single-family homes, are guard-gated," Anderson says. Townhouses in Briarwood range from $680,000 to $800,000. In Carlton Square, a two-bedroom condo built in the late 1980s are priced around $500,000, and three-bedroom contemporary multi-gable homes hit closer to $850,000.

Hollywood Park is anchored by SoFi Stadium

Spanning nearly 300 acres, Hollywood Park is a massive development in Morningside Park anchored by SoFi Stadium, home of the NFL’s Rams and Chargers and one of the most innovative stadiums in the world. The area is home to a booming commercial district with upscale housing and hotels, and shopping and dining destinations. The Hollywood Park Casino draws a lot of visitors to the development. A crown jewel of Los Angeles green spaces, Lake Park has a lake that shimmers in the sun and waterfalls that add to the open-air ambiance. American Airlines Plaza is a sprawling outdoor space, and the YouTube Theater is an intimate indoor venue that hosts concerts and other events. Once known as the Staples Center and home of the Lakers, the Forum is now one of LA’s premier event venues. “The Forum was really the beginning of this area’s entertainment draw. It goes back to when locals went there for Lakers games and concerts,” Anderson says. “And even for a while, there wasn’t much going on, but now the area is alive and thriving again. It’s an excellent time to get in.” Morningside Park will also be home to the Intuit Dome, where the Clippers play.

Big-box retailers like Costco at The Village at Century shopping center

There is big-box shopping and chain dining just south of SoFi Stadium on West Century Boulevard. Costco, The Home Depot and Target are among the major retailers in and around The Village at Century shopping center. For stocking up on groceries, there’s an Aldi and a Food 4 Less. A few blocks north on West Manchester Boulevard is a smaller commercial stretch. Moby’s Coffee Shop is a laidback cafe serving Southern-style dishes. The atmosphere is comfortable, and the vibes are positive at Mingles Tea Bar, an eclectic venue that serves house-made desserts.

Animo Inglewood Charter High School has 97% graduation rate

Inglewood Unified is a public school district graded C-minus by Niche. Kids can attend Bennett-Kew Elementary, graded C-minus, in nearby South Inglewood since Warren Lane Elementary in Morningside Park closed in 2023 due to declining enrollment. Crozier Middle School is also graded C-minus. One option for advancing students is the Animo Inglewood Charter High School, which is graded A-minus by Niche. The school instills an expectation of college for kids and mandates that those who qualify for advanced placement classes take them. Students who don’t qualify still have the option of taking AP courses. Animo has a 97% graduation rate.

Walkers and joggers hit the rubber track at Darby Park

Situated on 14 acres and teeming with sports facilities, Darby Park is the community’s primary green space. There are tennis courts that double as pickleball courts, fields for soccer, football and baseball, and a skate park. Walkers and joggers appreciate the soft tack for laps, and kids are always buzzing around the playground. Darby Park is the site of the City of Inglewood Music Festival, which celebrated its second year in 2024. The hills of Inglewood Park Cemetery are the final resting place of the singer Ella Fitzgerald, actress Betty Grable and boxer Sugar Ray Robinson. In neighboring North Inglewood, Edward Vincent Jr. Park is a sprawling 55-acre park with multiple playgrounds, athletic facilities, picnic areas and a pool.

Three miles from major highways and a metro station

Morningside Park lacks direct highway access, but three major east-to-west thoroughfares connect to Interstate 405, about three miles west of the neighborhood and Interstate 110, about three miles east. West Manchester Boulevard and West Century Boulevard are known for congestion and stop-and-go traffic, particularly when an event occurs at Hollywood Park. There are multiple bus routes operated by LA Metro in the neighborhood, and the Crenshaw metro station is two and a half miles north via South Crenshaw Boulevard. For commuters, downtown Los Angeles is 10 miles north via the 110, a sneaky long drive that can take over an hour during unpredictable rush hours. Flight noise can be an issue for residents with Los Angeles International only 8 miles away. The closest medical facility is Centinela Hospital Medical Center, about 2 miles away.
