Less than 2 miles south of the University of Iowa and a mile southwest of downtown Iowa City, Miller Orchard offers collegiate energy and suburban comfort. The neighborhood is populated by a diverse collection of renters and homeowners, from college faculty and students to healthcare workers employed at the University of Iowa Hospitals & Clinics, just 1-½ miles north. “It’s close to the campus whether you are an undergrad, a student-athlete or a medical resident,” says Realtor Julie Dancer, who sells houses in the neighborhood with Lepic-Kroeger, REALTORS (LKR). “People can bike, bus or walk to campus from Miller Orchard.” A park and several restaurants are also within walking distance, and many houses cost less than the regional average.

NCAA Division I sporting events and more

The University of Iowa’s NCAA Division I football team plays at the 69,250-person-capacity Kinnick Stadium, a 2-mile drive from Miller Orchard. “People who live in the neighborhood love to tailgate for Hawkeye football games,” says Realtor Kayla Fisher, who also sells houses in the neighborhood with LKR. Similarly, thousands of spectators come out for the men’s and women’s basketball games at Carver-Hawkeye Arena on campus. Arts and music are big draws, too. A mile north of Miller Orchard, the University of Iowa Stanley Museum of Art exhibits paintings by artists like Jackson Pollock, Pablo Picasso, Mark Rothko and Grant Wood. A mile northeast of Miller Orchard, the Iowa City Downtown District hosts community events throughout the year. The Mission Creek Festival features performances by indie bands and talks by notable authors. On warm July evenings, the downtown buzzes in double time with the jaunty cadences of the Iowa City Jazz Festival. The downtown's Riverside Theatre stages plays in collaboration with the Shakespeare Association of America.

Ranch styles, bungalows and bi-levels built between the 1930s and 60s

The tranquil neighborhood's quiet streets are lined with sidewalks, and most yards are shaded by old-growth trees. Almost all Miller Orchard homes are below Iowa City’s median price, which is roughly $300,000. The neighborhood is primarily made up of 1940s and '50s ranch-style homes valued between $140,000 and $260,000. There is also a wide selection of 1930s bungalows that sell for between $180,000 and $280,000. Bi-level and split-level houses from the 1960s sell for between $250,000 and $300,000. Just south of Benton Hill Park, there is a cohousing complex of condos and townhouses with natural landscaping and community gardens. Units sell for between $280,000 and $350,000. The prices and sizes of the homes make the neighborhood popular with new homebuyers. “It’s a friendly neighborhood with smaller homes, more entry-level homes,” Dancer says. “It has a really healthy turnover. Nothing stays occupied for 50 years.” South Riverside Drive, east of the neighborhood, and Highway 1 West, south of Miller Orchard, produce high noise levels that impact nearby residents.

An A-plus Niche-rated high school

The neighborhood has access to strong public schools. Ernest Horn Elementary is 1-½ miles west via Benton Street. Northwest Junior High School is 4 miles northwest of Miller Orchard. Both schools have B Niche ratings. West High School has an A-plus rating and a 96% graduation rate. It is 3 miles west of Miller Orchard. The school offers Advanced Placement courses for students to earn college credits. The University of Iowa is a mile north of Miller Orchard. Restaurants along Highway 1 West

Restaurants line the community’s southern edge along Highway 1 West. People grab burgers and frozen custard at Culver’s, a midwestern fast food chain. La Regia Taqueria serves authentic Mexican dishes with cold bottles of Jarritos soda. Both restaurants are within walking distance of Miller Orchard. The Wedge Pizzeria serves pizza by the slice. Walmart and Aldi are less than a half mile south, as is sporting-good store Fin & Feather.

Picnics at Benton Hill Park and biking along the Iowa River Corridor Trail

One of the neighborhood's green spaces, the 3-½-acre Benton Hill Park, has a playground, a picnic shelter, picnic tables, a grill and a trail. Another, Brookland Park, sits just north of Greenwood Drive. Like Benton Hill, Brookland has picnic tables, a trail and a playground. Cyclists and dog walkers head a half mile east to the Iowa River Corridor Trail, which is a 16-mile paved path along the river.

Getting around Iowa City

Residents can navigate the area with public transportation, on foot and using major thoroughfares. The University of Iowa is 1-½ miles north via South Riverside Drive, and the University of Iowa Hospitals & Clinics is a mile north of Miller Orchard. The teaching hospital has 811 beds and a level 1 trauma center. For a night on the town, the Iowa City Downtown District is a mile northeast via West Benton Street and South Capitol Street. There are also multiple bus stops along Highway 1 West. For bigger trips, the Eastern Iowa Airport is 23 miles north via Interstate 380. The Iowa City Municipal Airport is a mile south of Miller Orchard, but most residents don't have a reason to use it. “Pilots land their personal plains at the airport,” says Realtor Derick Schroeder, who sells property in Miller Orchard with Lepic-Kroeger, Realtors. Cedar Rapids is 28 miles north via Interstate 380.
