Suburban Neighborhood in Irvine, California
Orange County 92618, 92620
Cypress Village is a master-planned swath of Irvine full of handsome homes, in a top-notch location. The houses in this community sell for more affordable prices relative to the rest of the area and open the door to the high-quality area school system. “It’s very affordable for Orange County and has some good accessibility because of the nearby freeways,” says local Realtor Matt Tilley of First Team Realty. “This would be a great place for first-time homebuyers because you can get a nice home for under a million dollars.”
The homes in this neighborhood share a similar Mediterranean-inspired style, with stucco exteriors and terracotta roofs. Most houses here are multistory constructions, a mix of traditional single-family homes and condos. All houses around Cypress Village are organized neatly on compact lots, along sidewalk-lined streets. Finely manicured trees and shrubbery help give these blocks a cozy feel.
Cypress Village’s homes are modern, too, most built in 2014 and 2015. Price tags here vary depending on square footage. Numbers can start in the $800,000s, for a single-family home around 1,100 square feet, and reach $2.3 million for an option close to 3,000 square feet. Condo prices can start in the $600,000s for an option just over 1,000 square feet and climb to $1.5 million for a property that eclipses 2,000 square feet.
This neighborhood falls within the boundaries of the Irvine Unified School District, a boon for those with kids. The school system has an A+ overall rating on Niche. Young students can attend Cypress Village Elementary from kindergarten to sixth grade. Students here can participate in multiple after-school enrichment programs, including a running club, art classes and language classes. From here, students can enter Jeffrey Trail Middle for Grades 7 and 8, a school with standout speech and debate and robotics teams. Irvine High features a career technical education program with available instruction in auto maintenance and repair, engineering, tech theatre, video, visual imagery, web design, computer science and entrepreneurship.
Cypress Village’s organization makes it conducive to strolls and jogs around the neighborhood. There are multiple parks around the area that you can reach on foot as well. The largest is the Cypress Community Park, which stretches roughly 18 acres. This facility features lighted basketball and tennis courts and lighted soccer and baseball diamonds. There’s also a community center on site that can be reserved, with a multipurpose room, kitchen and exercise room inside. A couple of other parks in the area, Arbor Park and Floral Park, have pools.
Commercial amenities can be accessed a quick hop, skip and jump outside of Cypress Village. The Woodbury Town Center, for instance, includes Trader Joe’s and Ralphs Fresh Fare grocery stores, plus multiple restaurants, like Marble Steakhouse and Grille, whose offerings are well-liked. This shopping center also contains a Walgreens, a Michaels, a HomeGoods and a Home Depot.
Cypress Village sits right along Interstate 5, so residents can quickly hop on the highway to get out of town when needed. It’s all part of what makes this master-planned pocket of the city well-rounded.
