Suburban community centered around the lakes
With San Diego Creek flowing through the village, Woodbridge is a master-planned Irvine development known for having 41 premier recreational facilities and nearly 10,000 residential homes. Emulating the close-knit character of a small village, residents in Woodbridge enjoy access to various recreational clubs and events to connect with neighbors, while children can walk to top-performing public schools. The community’s landmarks are the two private artificial lakes, North Lake and South Lake, that center the subdivision communities alongside the beach lagoons and boat docks. With over 40 parks, of which 22 have pools and an array of sports facilities, Woodbridge provides community members with optimal living and a robust and outdoor lifestyle. “Woodbridge is special and very community-centered; it’s a community where people are interacting with their neighbors, and you see people at the parks regularly,” says Carolynn Santaniello, a Realtor at Seven Gables Real Estate with 17 years of experience. “It’s one of the older communities in Irvine that has a history, and people appreciate that aspect.”

Residential homes in Woodbridge
Developed between 1971 and 2014, most Woodbridge homes feature Mediterranean-inspired New Traditional architecture. Yale Loop, a circular thoroughfare designed to recreate the Main Street character of a well-established East Coast community, is lined with blooming jacarandas and duplex and triplex units that look like sprawling estates with rear-facing garages. Elsewhere in the community is a mix of single-family homes, attached and single-family detached condos as well as townhouses with stucco and wood exteriors, blending seamlessly to create a cohesive architectural look. Home prices range from $1 million to $3 million for single-family properties, about $500,000 for one-bedroom condo units and up to $2 million for single-family detached condominiums, and $650,000 to $1.5 million for townhouses. In addition, most homes in Woodbridge are either exempt or have expired from Mello-Roos taxes, which can be a cost savings for area homeowners.

Irvine has some of the normal chain restaurants such as Mimi's cafe and Islands, but they also have interesting places to go such as Creamistry ice cream and Urban Plates. There is a good mix of different types of food such as Asian, Mexican, Italian, American, etc.
