One of the longest-standing Irving communities near downtown Dallas
Irving’s Hospital District is more than just the Baylor Scott & White Medical Center. It’s a leafy neighborhood consisting of some of the city's oldest homes, dating back to the 1970s and 80s. Many residents have lived here for several decades and are active in their community, says Courtney Tauriac, a Dallas Realtor at Compass RE Texas LLC. “Everyone I’ve met there is friendly. The neighborhood association does progressive dinners and annual block parties.” With quick access to Texas State Highway 183, the Hospital District is near all the entertainment, retail, scenic parks and golf courses that Dallas has to offer, without the hustle and bustle of the city. “I made the move to Irving in 2007,” Tauriac says. “I’ve found that it’s this perfect balance of arts, culture, diverse food and a great cost of living. It’s gone through a major transformation in the last 20 years, especially with the addition of the Irving Arts Center and the Toyota Music Factory by The Canal.” Residents are close to the Dallas Fort Worth International Airport, as well as some of the most prominent employers in the DFW metroplex.

Established homes with architecture unique to other Irving neighborhoods
Most of the residences in the Hospital District differ from the new construction taking over the rest of Irving. Ranch-style homes often feature carports and draw inspiration from midcentury modern architecture. Properties typically offer about 2,000 square feet of living space and rest on lots approaching a quarter-acre with mature elm and oak trees that are common to the area. “They all have these big yards and lush landscaping,” Tauriac says. “There are these beautiful, romantic lines of trees everywhere, along most of the roads.”
Homes are typically priced between $370,000 and $425,000 and usually sell within 45 days. “Days-on-market really all depends on how much work a home needs and if it’s priced right,” says Aubrey Pearson, “The Bespoke Realtor” with Keller Williams Lonestar DFW. “But it’s more affordable than the Dallas-Fort Worth area as a whole. There are a lot of rehabs and flips going on in that area.”

Irving Independent School District Public students may attend schools such as Lively Elementary, which earns a C Niche grade. Lorenzo De Zavala Middle and Irving High Schools share a B-minus from Niche. Irving’s student-teacher ratio is 14 to 1. Famous alumni include Frank Beard, the drummer for rock band ZZ Top. Private school options include The Highlands School, which earns an A-plus from Niche. Several universities and colleges are nearby, such as the private Catholic University of Dallas.

A 22-mile stretch of trail cuts through Irving
There are a few pocket parks within 1 mile like the dog-friendly Jaycee Park. Situated on Bradford Street, the green space offers a shaded, winding path encompassing a small pond, rife with ducks and geese. The more expansive parks are located 3 miles north, including Victoria Park – which features a castle-themed playground, picnic areas and an amphitheater. Tracing the Elm and West Forks of the Trinity River is the 22-mile-long Campion Trail Greenbelt. “I used to run it a lot when I lived over near The Canal,” Tauriac says. “It’s nice to have a large green space so close to where you live.” Golf enthusiasts can tee off at several clubs near the Hospital District, including Las Colinas Country Club, Cottonwood Valley Golf Course and Luna Vista Golf Course.

A diverse food scene spanning several shopping malls and outlets
Right across TX-183 is Good Day Cafe Irving, a no-frills brunch spot. The same strip also houses a collection of small markets, like India Bazaar. The store offers an array of Asian produce and pantry needs. Tauriac says that Via Real is a popular haunt for classic Tex-Mex plates and oversized margaritas. The restaurant is 3 miles north, near the Mandalay Canal Walk, an urban enclave encircling Lake Carolyn, comprised of shops, luxury apartments and additional dining options. Thirsty Lion offers a traditional pub feel and is most well-known for its unique appetizer offerings and craft cocktails. Right next door is the Toyota Music Factory, the area’s most prominent live music venue. Two floors of department stores, a food court and an AMC movie theater are found at Irving Mall, roughly 3 miles away. Locals also have the option of driving to Grapevine Mall or downtown Dallas at North Park or the Galleria. Other nearby amenities include nationally recognized chain stores such as Kroger, Walmart and Target along TX-183. A new H-E-B is slated to open in 2026.

Irving offers a blend of art, music and culture across its museums and venues
Other entertainment options outside of the Toyota Music Factory include the sculptures, paintings and photography on display at the Irving Arts Center. The arts center features the work of local and regional artists, as well as pieces on loan from the Smithsonian Museum. Entertainment on a larger scale is just a short drive away in downtown Dallas, including the Dallas Zoo and The Dallas World Aquarium.

Getting around Irving
Public transportation services in Irving are provided by Dallas Area Rapid Transit (DART). “It’s a great feature to have nearby for those commuting into Dallas, but we’re notoriously bad at taking advantage of public transit,” Tauriac says. “It’s Texas. Everyone likes their big vehicles and their big hair.” Nearby major throughways include Texas State Highway 183 and TX-356. Located about 15 miles from downtown Dallas, the Hospital District is also in proximity to Grapevine. Arlington and Fort Worth are 15 and 28 miles away, respectively. Dallas Fort Worth International Airport is roughly 6 miles west on TX-183. Hospital District residents have easy access to the 296-bed Baylor Scott & White Medical Center, which employs 1,000-plus workers and serves more than 70,000 patients each year.

Irving Heights residents have easy access to public transportation via the local Dart Station.

Home to the Hindu Temple of the DFW metroplex
Irving has a diverse range of worship facilities around the community. Within the Hospital District is the DFW Hindu Temple, also known as Ekta Mandir. The temple hosts youth language classes, summer camp programs and many of the area’s Indian festivals and celebrations.
