Next to Cottonwood Creek Park is Las Brisas Hills Condominiums, a gated community featuring a clubhouse, outdoor pool and Spanish-style condos with private patios. “There aren’t a whole lot of places where you can get that gated living while still being close to a city center,” says Austin Wyble, a Realtor and Co-Owner of Nail & Key with over six years of experience in real estate. Prices range from around $200,000 for a one-bedroom unit to $295,000 for a three-bedroom. Further south, single-family homes include an eclectic collection of ranch-style homes built throughout the 1960s and 1970s. Homes sit side-by-side on modest lots with an average size of around 8,275 square feet, and many feature unique ornamentations such as arched doorways and A-frame roofs. Shops and restaurants line the neighborhood’s western border along Belt Line Road. Residents can pick up groceries at Kroger, Aldi or La Michoacana Meat Market before running errands at Target. The Irving Mall features department stores like Macy’s, a food court and an AMC Theatre where locals can catch a movie. Diverse dining options include Mr Max Izakaya Restaurant, a Japanese-style eatery known for its extensive sushi bar and sake menu. “My favorite hole-in-the-wall place is Kebabs To-Go, they sell kebabs out of a gas station,” Wyble says. Other local favorites include the modern Tex-Mex restaurant La Margarita and the casual Peruvian spot El Tesoro del Inca, which frequently hosts live music.Live music at the Irving Arts Center and Toyota Music Factory
Las Brisas Hills is just east of the Arts District, where the Irving Arts Center features an outdoor sculpture garden, four art galleries and two theaters where locals can see live musical and theatrical performances. A bit further northeast is the Toyota Music Factory, an open-air pavilion and popular concert venue. “This area definitely attracts people interested in the music scene,” Wyble says.Vocational programs in the Irving Independent School District
Children north of Finley Road attend the neighborhood’s Jackie Mae Townsell Elementary School and Sam Houston Middle School, both earning a C-plus from Niche. Kids further south attend the C-rated Johnston Elementary School and Crockett Middle School. All teens attend MacArthur High School, which earned a B-plus. The high school offers career and technical education courses in nine fields, and students may gain industry certifications in computer science, education, business and entrepreneurship and more. Nearby options for higher education include the Dallas College North Lake Campus, which is about 2 miles northeast. Victoria Park sits in the heart of the community and features a castle-themed playground, two lighted volleyball courts and a system of paved paths that weave around the park’s pond. Further east is Cottonwood Creek Park, which has a playground and pavilion where locals can relax amongst nature. The green space also has various sports courts, including ballfields and a soccer field.Navigating the Dallas-Fort Worth Metroplex
Las Brisas Hills is about 5 miles east – or 15 minutes – from Dallas Fort Worth International Airport. The neighborhood is also centrally located between Routes 114, 161 and 183. These thoroughfares provide quick access to Dallas, which is about 15 miles southeast, and Fort Worth, about 25 miles southwest. “It’s an easy commute if you want to go East or West, which is helpful for people that might have jobs or family in either area. Route 114 is also a great commuter highway,” Wyble says. The Dallas Area Rapid Transit provides local bus service to residents, with stops along the perimeter of the neighborhood.Proximity to an accredited hospital
The Baylor Scott & White All Saints Medical Center – Irving is just southeast of the neighborhood across Route 183. The hospital has a 24/7 emergency room and is certified by The Joint Commission for its adherence to medical standards.
