From downtown to the rural outskirts of sprawling Jackson

South Jackson is a bit of an enigma. It’s so expansive that it stretches from the inner heart of the Mississippi capital to its rural outskirts, adjacent to downtown on one side and near the town of Clinton on the other. This large swath of the capital city comprises several communities of varying ages and housing styles, plus a smattering of eateries, parks and retail shopping, meaning residents don't have to venture into the rest of Jackson too often. And getting there won’t be a problem thanks to several interstates and major roads running through and around the area. “South Jackson presents a unique opportunity for investors to develop communities within the area, which will provide affordable housing for first-time homebuyers or retirees looking to downsize,” says Detrice Johnson, an Associate Broker with Keller Williams.

Traditional and Ranch homes

Residents looking to live in South Jackson can choose to be close to downtown, which is filled with a blend of midcentury fixer-uppers and spacious ranchers, with prices ranging from $17,000 to $100,000. New builds in the area are rare; for the most part, traditional ranch houses are most common, many of which are considered investment properties and starter homes. “It’s a very good area for investment,” says Jimmy Stuart, a real estate agent with Realty One Group Prime MS. “A lot of homes need a complete remodel, and hopefully people will continue to buy them and bring them back to life.”

Easy travel around the Jackson metro area

Commuters can travel around the Jackson metro area via Interstate 55 on the eastern end, Interstate 20 to the north and the Mississippi 18 to the west. The JTRAN runs around the parts closer to downtown, with several stops along Terry, Raymond and McDowell roads. Downtown Jackson is just a few miles away in many cases, and about 7 miles from the outskirts of South Jackson.

Quick dining and retail shopping

Terry Road, on the eastern side of South Jackson, hosts an array of fast food options and quick-stop shops. Bumpers is a classic drive-in spot serving catfish dinners, burgers and tasty shakes. Residents can stock up on groceries for the week at Food Depot or Walmart off of Highway 18. Of course, downtown Jackson is just minutes away for more options.

Get out for some fresh air at Buddy Butts Park

South Jackson has several green spaces, but the biggest is Buddy Butts Park on the outskirts of the area. This memorably named park features hiking and biking trails, a go-kart track and a golf driving range.

Nearby Jackson Public Schools

Many of the schools in the Jackson Public School District are represented throughout Jackson, affording students in the area several options to choose from. Students might attend Oak Forest Elementary School, which received a D-plus Niche grade, followed by Cardozo Middle School, which received a C-minus. Forest Hill High School also has a C-minus grade and has occupied the same 47 acres since the 1800s. The school is accredited by the Southern Association of Colleges and Schools and is known for its robust electives, advanced placement courses and dual enrollment programs.
