Bartram Springs is a master-planned community spread over 48 residential streets and 1,000 acres; 450 of these acres are protected wetlands, while 20 are used for community recreation. “Bartram Springs is growing,” says listing agent Tanishia Ravnell, a Jacksonville native and Realtor with Florida Homes Realty and Mortgage. “It has all the amenities you can think of, it’s family-oriented and the local school district is favorable.” Just off busy Racetrack Road and U.S. 1, residents are welcomed by a water feature and small lighthouse at the entrance of a wide, winding road that turns into grid-lined suburban streets. Outside the master-planned community are multifamily developments and commercial spaces.

Community amenities are central to social life in Bartram Springs. Residents are free to use the Junior Olympic-size pool complete with a commercial waterslide, as well as the tennis and volleyball courts. "The master-planned community hosts sporting events and soccer leagues. It's very family-oriented," says Tyler Fitz, a Jacksonville native and Realtor with Anderson Realty. About 5 miles east is the marshy peninsula of the Julington-Durbin Creek Preserve. The green space has almost 9 miles of shoreline to explore North Florida's unspoiled wetlands. The onsite trails are accessible to walkers, bicyclists and equestrians. The wildlife in this area includes bald eagles, wild turkeys and bobcats.

Celebrate the seasons with neighbors

Ranch-style homes on Racetrack Road

Bartram Springs includes multiple subdivisions dedicated to single-family homes and townhouses. North of the master-planned developments are Hatton Chase subdivision and Flagler Station, a townhouse development. Throughout the community, ranch-style homes from the late 1990s and 2000s generally have arched stone entryways and attached garages. Three-bed, two-bath houses start at around $400,000, while five-bed, five-bath dwellings start at around $600,000. Townhomes generally cost between $275,000 and $400,000. Homeowners in Bartram Springs are required to pay both homeowners association and community development district fees, the latter of which is determined by lot size.

An elementary school within the neighborhood

Bartram Springs Elementary, rated B-plus by Niche, is inside the community. Students continue to the C-plus-rated Twin Lakes Academy Middle, then finish at the A-minus-rated Atlantic Coast High. The best pizza in town

Winn Dixie supermarket sits just outside the entrance of the Bartram Springs development. Less than 5 miles away are more shopping centers. "The neighborhood is located right outside the big commercial development Durbin Park. It has shopping, restaurants and a cinema that recently opened. It's a major hub," Fitz says. Here, shoppers can visit Publix and Walmart Supercenter. The local pizza place, Bala's Pizza, serves up New York-style pies, calzones and cannolis.

A bikeable community

There are designated bike lanes on both sides of Bartram Springs Parkway and along Cherry Lake Drive, making the neighborhood bikeable for residents. SR 9B cuts across the area, leading to Interstates 95 and 295. Bartram Springs is located just off US Route 1, which residents can take to get to the Baptist Medical Center on Old St. Augustine Road. The Jacksonville International Airport is roughly 35 miles away.
