A classic midcentury suburb in Northside Jacksonville

Just outside Jacksonville’s dense urban core, Carver and Edgewood Manor are two small and well-established neighborhoods split by a slow-moving river about 5 miles northwest of downtown. Developed in Florida's postwar housing boom, the community was previously home to the prestigious Lincoln Golf and Country Club, a historically Black institution and the first in Jacksonville to integrate golfers of all colors. But membership declined in the 1950s and the club closed its doors the following decade as the area gave way to suburban development. More than a half-century later, the quiet community and its history are something of a hidden secret. “Some people like the area, but typically because they’ve been there before and are familiar with it,” says Rachelle Miller, a local real estate agent with Hashtag Realty Group. “Maybe their parents have been there, and they know it’s quiet and affordable.”

Modest residences built from the 1950s to the 1980s, often with concrete or brick, start at around $75,000. The neighborhood contains split levels and ranch-style homes with carports, though some have attached enclosed garages. Tonia Williams, another Realtor with Hashtag, says that the area attracts investors as well as individuals from the local community looking to build or renovate existing properties. "Homes with upgrades will sell for around $230,000 and will move off the market around 30 to 45 days," she says.

Access to the Ribault River at Charles Reese Memorial Park

While the Ribault River flows gently through the community, only a few homes have waterfront access. However, at Charles Reese Memorial Park north of the neighborhood, folks can launch kayaks and rowboats to paddle through the marshy waters. In the Carver Manor section of the community, local dads and coaches teach kids how to properly tackle and block on the football field in Singleton Park, a neighborhood green space that also includes playgrounds and basketball and tennis courts. Near the busy intersection of Moncrief Rad and Soutel Drive, the Lonnie C. Miller Jr. Regional Park draws numerous visitors to the walking and biking trails that course through a partially wooded 100-acre expanse that includes a rec center with indoor gym space, an elevated walking track and an auditorium for events and community meetings.

High school football teams compete annually for city's Northwest Classic

The neighborhood school, Rufus E. Payne Elementary, offers magnet programs concentrating in Math, Science and Pre-Engineering. Niche gives it a C rating. From there, they can move on to Ribault Middle School, which gets a C-minus from Niche. The community is also between two local high schools: Jean Ribault and William Raines. Both are part of the Duval County School System. Raines gets a C while Ribault makes a C-minus. The proximity has led to a friendly generations-long rivalry going back more than 50 years. Each October, the two schools meet for the Northwest Classic, an annual football game that unites the community through tradition and memory.
