The Sherwood Forest lifestyle

Sherwood Forest is a residential suburb along the Trout River on Jacksonville's northside. The area has been slowly changing, with updated homes and longtime streets getting fresh attention. Midcentury homes and new houses sell below the city's median sale price. The community has multiple parks and is lined with busy commercial roads.

Home styles, pricing and housing market changes

There are 20th-century ranch-style and split-level houses made of brick and concrete. These homes usually have driveways and carports. Trout River Boulevard has some of the oldest properties, and some have backyard docks for boating and fishing. Sherwood Forest includes several fixer-uppers purchased by investors or first-time homebuyers. Some older subdivisions, like Osceola Forest, contain recent houses and new construction built on vacant lots or torn-down homes. The Timber Oak subdivision includes early-2000s New Traditional houses. Trout River development has new townhouse villas by D.R. Horton.

The neighborhood's median sale price is in the upper $100,000s, less than Jacksonville's overall median. Homes sell from below $100,000 up to the low $300,000s. "Sherwood Forest is completely residential, and it's seen major changes. The neighborhood had a housing crisis many years ago. You could buy a home for $30,000 or $50,000, but now, the same home can sell for $150,000 or $175,000," says James Daniels, a Jacksonville resident as well as the owner and broker of James Daniels Realty Inc.

Changes in and around Sherwood Forest

This neighborhood is within the KingSoutel Crossing Community Redevelopment Area. "[The city] started to work on the streets and sidewalks in the area. Investors have also come in and redone some of the houses. They've done a great job building up the community," Daniels says. Ongoing projects include improving New Kings Road and adding new crosswalks.

Local parks and nearby boat ramps

Beverly Hills Park and Yancey Park are in the neighborhood; both have playgrounds, athletic courts and baseball fields. Locals visit Charles "Boobie" Clark Park for the seasonal pool. The Lonnie C. Miller Regional Park is a popular spot for youth sporting leagues, walking trails and an indoor gym at the onsite Legends Center. Sherwood Forest sits between the Trout River and the Ribault River. Locals can boat or fish on the water from:

  • Charles Reese Memorial Park's kayak launch
  • Harborview Boat Ramp, with a dock and trailer parking
  • Riverview Park's new boat ramp and shoreline launch

I've been living in Sherwood since I was 3 years old, I am now 22 and still living here. Over the years the neighborhood has slowly become more quiet and conservative a lot of more diverse people are buying homes now and it's less children and more adults. It's a calm environment if looking to retire.
