Types of homes and pricing for College Park

“The area is more peaceful than people think,” says Tyrone Jackson, a Jacksonville resident and an experienced Relator with United Real Estate Gallery. "Properties move here and the resale value is really good." College Park includes midcentury bungalows and ranch-style houses. Some of these homes are not part of a homeowners association. North Campus and the gated Lydia Estates subdivisions contain New Traditional houses built in the early 2000s. Cambridge Estates has homes along the Trout River’s marshes. Properties near wetlands may be in a flood zone and homeowners may need flood insurance.

College Park’s median sale price is around the mid $200,000s, slightly higher than Sherwood Forest and Riverview. Houses typically sell between the lower $200,000s and the lower $400,000s. There are townhomes in the older Woodmont subdivision, and a newer development called Trout River Station. These properties can cost from the mid $100,000s to the mid $200,000s.

A college campus in a suburban neighborhood

Florida State College at Jacksonville’s (FSCJ) North Campus has been in the community since 1970. The college offers certification, associate degree and bachelor’s degree programs. Although named College Park, this is a highly residential suburb with longtime homeowners and new locals. "This area of the city has well-developed neighborhoods where locals have known each other for years,” says Nekia Coleman, a Realtor with O-Luxury Realty.

Neighborhood destinations for outdoor activities

Bethesda Park, next to the college campus, has walking trails and a lake with a fishing dock. Visitors can kayak on the water or reserve a wooden cabin for camping. Riverview Park, across the Trout River, is a relaxing spot with a 100-foot dock, a senior community center and a nonmotorized boat launch. The river is a popular fishing spot, but the city recommends catch-and-release to prevent eating potentially contaminated fish.

Where College Park kids can attend public school

College Park students are usually zoned for Garden City Elementary School, Highlands Middle School and Jean Ribault High School. Duval County Public Schools allows several pathways for students to attend out-of-zone schools. The neighborhood is less than 10 miles from the top-rated Stanton College Preparatory School and Darnell-Cookman School of Medical Arts.

Retail in College Park and nearby options

The Jacksonville Regional Shopping Center has retail stores and a handful of local dining options, including Island Breeze Café. Walmart Supercenter and Home Depot are on Lem Turner Road, a few miles away. Trout River Food Park is a popular spot to order barbecue, soul food, desserts and other dishes. The food park, also on Lem Turner Road, has free parking and outdoor seating. River City Marketplace offers more national stores and restaurants about 10 to 20 minutes away, depending on traffic conditions.

Commute times and accessible interstates

The Jacksonville Transit Authority has a bus stop along Lem Turner Road, Dunn Avenue and at FSCJ’s campus. But most locals will travel by car. “The neighborhood is centralized, and close to everything and the Interstate 95 corridor,” Jackson says. College Park is about 10 miles from downtown Jacksonville. Depending on traffic conditions, it can take between 15 and 30 minutes to reach Downtown/Riverfront along I-95. Jacksonville International Airport is about a 15-to-20-minute drive from College Park on Interstate 295.

The houses in the area are well kept together. There are no vacancy or abandoned properties. Housing is very reasonable if you have a middle class income and utilities could range from from any price depending on how much you use. The worst area to live in in this area is on the other side of Dunn Ave.
