A large suburb in South Jacksonville

Creekside was in full swing after the Buckman Bridge opened in 1970. The population directly east of the St. Johns River, deep in South Jacksonville, boomed – and Creekside's housing stock started to skyrocket in the 1980s. Single-family homes on sizable, leafy lots began to attract growing families, and the neighborhood's proximity to Julington Creek and the St. Johns River intrigued sailors and anglers. "It's a great area to live in if you are into water recreation of any kind, and it's close to shopping and dining," says local Realtor Joanie Heighes with Engel and Volkers First Coast. Heighes has sold homes across the region for nearly two decades. "Many people own fishing boats and sailboats, or kayaks and canoes." As more residents moved to the area, parks started to develop, local restaurants began to pop up, and neighbors started to get to know one another. "There's a real sense of community over in Creekside," says local Realtor Alicia Slater of Momentum Realty, who grew up in Neptune Beach. "It's classic suburbia, just very family friendly."

Over a dozen subdivisions feature various housing styles

Creekside is made up of hundreds of homes in over a dozen subdivisions. Most houses were built between the 1980s and the early 2000s, and styles widely vary. In the Cormorant Cove and Saddle Ridge subdivisions, midcentury modern and ranch-style homes line most streets. They measure between 1,500 and 2,500 square feet with at least three bedrooms, often listing between $300,000 and $500,000. In the Clearwater Oaks and Oldfield Pointe subdivisions, buyers will find new traditional and traditional Colonial-style homes, usually measuring between 2,000 and 3,000 square feet and selling between $450,000 and $600,000. Newly constructed homes fill subdivisions like Cormorant Landing and Melton Farms, including contemporary colonials that sell from $600,000 to $800,000. Homes close to or on Julington Creek list around $1 million and often feature private docks.

Mandarin High offers an AICE program

Duval County Public Schools scores an overall B on Niche and serves nearly 129,000 students. Niche gives Loretto Elementary School an overall B-plus and Mandarin Middle School a B. Mandarin High School provides an AICE program, a rigorous college preparatory curriculum designed by England's Cambridge University. Through the program, students can earn up to 45 hours of college credit at public colleges and universities in Florida. Niche gives Mandarin High an overall A-minus.

Outdoor recreation by Julington Creek

Tommy Hazouri Sr. Park, once known as Mandarin Park, is a nearby spot to access Julington Creek. It has a boat ramp, dock and a lot with space for boat trailer parking. There's also a nonmotorized launch for canoes and kayaks and several spots for fishing. Plus, the park features a hiking trail and tennis and pickleball courts. Rogers Park, formerly Chuck Rogers Park, is within a mile east of most homes in Creekside. It's popular for local youth soccer teams and features several fields for practice and tournaments. Walter Jones Historic Park sits on 10 acres of a former 1870s farming homestead. It has museum buildings, historical structures, a riverfront boardwalk and a picnic area. The park also offers access to County Dock, a public boat launch with an adjacent dock popular for fishing.

Julington Creek Fish Camp has outdoor seating with creek and marina views

Several restaurants are along San Jose Boulevard, including Julington Creek Fish Camp. The restaurant offers oysters and the catch-of-the-day at market price, in addition to crab cakes, shrimp and seared tuna. It overlooks Julington Creek and Julington Creek Marina. More seafood options are available at The Blue Crab, a Chesapeake Bay-inspired crab house that offers Atlantic Blue Crab, Canadian Snow Crab and Pacific Dungeness Crab. Plus, the restaurant has weekly specials that include two-dollar margaritas on Tuesdays and one-dollar steamed oysters on Wednesdays. V Pizza and Tap Garden has brick-oven pizza, a beer garden and a full bar. The Fresh Market is available in The Shops at Julington Creek and Winn Dixie in the Mandarin South Shopping Center.

Annual fun at the nearby Mandarin Art Festival

The Mandarin Community Club, a local nonprofit organization about 4 miles from Creekside, hosts the annual Mandarin Art Festival. The event features over 100 artisans, sculptors and painters selling their work. The festival also hosts several food vendors and live entertainment, and each year, residents look forward to the children's art show, where kids can display works of their own. Walter Jones Historical Park hosts the annual Mandarin Winter Celebration, where residents can enjoy live music, historical reenactments, and horse-drawn hayrides. There is also a children's area with arts and crafts, games and visits with Santa.

Traveling via I-95 or the St. Johns River

Creekside's location on Julington Creek offers residents direct access to the St. John's River, connecting water travelers with the Atlantic Ocean. Interstates 95 and 295 merge about 5 miles outside Creekside, helping commuters reach downtown Jacksonville about 17 miles away. Baptist Medical Center South is 6 miles east of Creekside, and HCA Florida Memorial Hospital is 12 miles north. The Jacksonville International Airport is 36 miles north.

Mandarin is a safe area of town and has all the shops and restaurants that I need nearby. The neighborhoods and nice and there are a lot of parks in which to take the kids.
