Wrapped around the Jacksonville Jaguars football stadium, the up-and-coming Downtown/Riverfront neighborhood aptly gets its name from the lengthy coastline it shares with the St. Johns River. “There’s lots of new construction and the promise of more new construction to come. This area is definitely still growing,” says Elmir Slavic, a local Realtor with Florida Homes Realty and Mortgage. “Being near the water is definitely one of the biggest things people are looking for and the stadium is a big part of the draw, too. It’s also a matter of convenience and just the fact that a lot of people want to live downtown.”

Residents can enjoy riverside condos and town houses that offer city skyline views from large balconies, along with resort-like amenities. Prices range from $325,000 to $660,000 depending on the size of the home and its proximity to the water. Square footage usually falls between 700 and 2,000 and most condos and town homes were built in the early 2000s.

Students in Downtown/Riverfront can attend Long Branch Elementary School where they are encouraged to get involved in extracurricular activities that include everything from cheerleading and chorus to drama and sports. Matthew W. Gilbert Middle School is a magnet school focused on career exploration and development using a Pitsco Education curriculum to facilitate a wide range of skills. William M. Raines High School has an impressive athletic program, with state championship basketball, track and football teams along with dozens of students who have gone on to join professional teams.

Metropolitan Park is packed full of rich history and excellent amenities, like a playground, boat dock and picnic areas. Construction on the park began in 1982, and since then it has evolved into the impressive outdoor recreation space and music venue it is today. Visitors can enjoy events like the Jacksonville Music Festival and the Jacksonville Jazz Festival hosted at the park’s Florida National Pavilion.

The Northbank Riverwalk is a walking path providing stunning views of the St. Johns River. Riverwalk visitors can also enjoy the annual Light Boat Parade, New Year’s Eve fireworks and a variety of races.

For a taste of the local nightlife, visit Myth Nightclub, a bar, bistro and lounge with dancing, craft cocktails, a VIP section, Taco Tuesday, trivia night and more. D&G Deli and Grill does breakfast, lunch and catering. Open since 2015, it's consistently ranked as the top deli in the area. Tailgate Bar & Grill is the place to be when there’s a game in town, and has been for 30 years. This local watering hole has all the classic sports bar necessities like televisions and pool tables, along with a large lot filled with food trucks.

Downtown/Riverfront is home to the TIAA Bank Field, where Jaguars fans can enjoy football games, guided stadium tours and other events like Monster Jam. The Jaguars played their first game in 1995 in the newly constructed arena, which many considered to be the best football facility in America at the time. The stadium even hosted Super Bowl XXXIX. To prepare for the Super Bowl, the stadium was updated to include a new sports bar, party zone, sky patio and more. TIAA Bank Field is also home to the world’s largest in-stadium video boards, a fantasy football plaza and the Smart Pharmacy Spas. Recent renovations to the arena include new 50-yard-line patios, new end zone tunnels, a new 5,500-seat amphitheater and a covered flex field.
