East Jacksonville, a historic community with growth
East Jacksonville goes by many names. Some natives call the area "OutEast," while others refer to the community as "Eastside." But in late 2023, after landing on the National Register of Historic Places, the neighborhood earned the nickname, The Historic Eastside. The area dates back to the late 19th century and remains one of Jacksonville's oldest historically Black neighborhoods. Markers around the area commemorate local figures, like James Weldon Johnson, the creator of the National Black Anthem."[East Jacksonville] is pretty much about to take off because it's close to downtown and the Historic Springfield," says Taquilla Allen, a broker associate with Florida Homes Realty & Mortgage and Jacksonville resident. Allen says the development of the nearby TIAA Bank Field stadium has also sparked interest in the area. Martin Luther King Jr. Parkway separates the residential side from the industrial zone near St. Johns River. "Being a historic area, investors know that Jacksonville is growing, so they are buying properties here. But the community still has a family vibe and a great location," Allen says.

Historic and new homes at affordable prices
The streets contain a blend of homes, from new constructions to cottages dating back to the late 1800s. Some older shotgun styles are elevated on brick posts. "For East Jacksonville, pricing depends on the type of property. But comparatively, it's very affordable," Allen says. Fixer-uppers can cost buyers between $50,000 and $85,000, while renovated homes generally range between $90,000 and $175,000. The neighborhood contains empty lots for those looking to build a new home. Some older houses were leveled to make room for modest, new constructions. Residences built during the last five years range from $225,000 to $275,000. East Jacksonville homes sell quicker than the national average.

Visiting A. Philip Randolph Heritage Park and Flossie Brunson Park
The neighborhood's green spaces are named in honor of community leaders. A. Philip Randolph Heritage Park has a playground, exercise equipment and an amphitheater. One block over is Flossie Brunson Park, which has a popular spray pad, athletic fields and a community center. In 2023, the city added an inclusive playground to the park.

Corner at Debs Store and nearby dining
The Corner at Debs Store, restored in 2024, is managed by Goodwill. The building was expanded to provide financial and employment services. There's also a Harveys Supermarket on Market Street. The neighborhood dining staple, Avenue Grill, serves menu items like porkchop sandwiches and salmon croquettes. East Jacksonville is a prime location to experience the vast dining options in the city's popular Riverside and San Marco neighborhoods. "On Sundays, I like to find a nice rooftop; they usually open around 11 a.m.," Allen says. She recommends the well-visited spots, River and Post or Gemma Fish + Oyster.
The Corner at Debs is not just a grocery store but a much-needed community asset.
Harvey's grocery store is less than two miles from East Jacksonville.

Events in the neighborhood and downtown
Four times a year, Melanin Market opens on A. Philip Randolph Boulevard. The outdoor marketplace buzzes with residents looking to buy artisanal goods and other items from local business owners. The area's location puts locals close to downtown events at Veterans Memorial Arena and VyStar Ballpark, home of the Jacksonville Jumbo Shrimp, a Minor League Baseball team.
Attending Duval County Public Schools
The Duval County Public Schools offers a Special Transfer Options program for middle and high schools. A lottery determines enrollment, and families must provide their own transportation. Long Branch Elementary has a C grade from Niche. The building occupied by Matthew Gilbert Middle opened in 1927 as a school for Black students. The school has a C-minus and offers a Pre-Early College Academy. The C-rated William M. Raines High provides CTE pathways for Computer Sciences and Culinary Arts.

Walking distance to downtown, historic churches
Some houses to the south are within walking distance of downtown attractions. Bus stops line along 1st Street and A. Philip Randolph Boulevard, but most locals prefer to travel by car. Homes are about 3 miles away from Interstate 95. Many houses of worship are in and around the area. Mother Midway A.M.E. Church is among the oldest congregations in the state.
