A former streetcar suburb with longtime homeowners and renters

Once a streetcar suburb, Lackawanna/Mixon Town is now an urban neighborhood with grid-pattern streets lined by modest bungalows and shotgun homes. It sits at the heart of Jacksonville’s Rail Yard District, which includes miles of train tracks, manufacturers and other industrial buildings. A lot of folks working at the railyard move to Lackawanna/Mixon Town for convenience. However, Keith Jones, a Jacksonville native and local broker at Public Services Realty, says its tight-knit community makes them stay. "Sometimes you'll have people who have rented for so long, you would think that they own the house,” Jones says.

Shotgun homes, Craftsman bungalows and new constructions

Tree-shaded residential blocks and narrow streets create a grid-like pattern in Lackawanna/Mixon Town. Shotgun-style homes and Craftsman bungalows date back as early as the 1910s. Minimal Traditional ranch-style homes were added in the '40s through the '60s. Different developers have been buying and flipping the fixer-uppers and demolishing the abandoned properties to replace them with New Traditional homes. As of 2024, the ratio between renters and owners in the neighborhood is nearly equal, with 52% of residents paying month-to-month rent. Buyers can find two-bedroom fixer-uppers starting at around $50,000. The well-maintained older homes and renovated listings usually range from $100,000 to $250,000, while the new constructions can cost up to $275,000.

Public busses stop on McDuff and Edison avenues

Interstate 10 and Interstate 95 meet at the far southeast corner of Lackawanna/Mixon Town, forming the city's busiest intersection. I-95 connects to Jacksonville International Airport, about 15 miles north. U.S. Highway 90 is accessible right across the St. Johns River. From here, HCA Florida Memorial Hospital is about 5 miles east, and Jacksonville Beach is about 17 miles farther. While many residents drive cars, fixed route busses stop along McDuff and Edison avenues.

Jacksonville Classical Academy opened in 2020

Lackawanna/Mixon Town is part of the Duval County Public Schools system. Niche rates Pinedale Elementary a C-plus, and Lake Shore Middle earns a C-minus. Jacksonville Classical Academy opened in 2020 at the neighborhood's far east end. Receiving a C-plus, the public magnet school offers a preschool through tenth grade curriculum, with plans to eventually include all grades. Riverside High gets a B and offers several career programs, including an Engineering Academy.

DJ's Record Shop opened in the 1970s

Independent convenience stores have everyday essentials on McDuff Avenue, but the closest grocery store is about a mile away. The Winn-Dixie sits in a small shopping center called Normandy Village, which has a few chain retailers and local restaurants. In the neighborhood, Monroe's Smokehouse Bar-B-Q & Catering is a local hot spot that proudly claims to serve 'the best barbecue in Jacksonville.' Lemon Pepper Fish & Chicken is another neighborhood restaurant, best known for its house seasoning and southern-style meals. DJ's Record Shop first opened on Edison Avenue in the 1970s. The city's open-air farmers market takes place daily at the far east corner of Lackawanna/Mixon Town. Along with fresh produce and artisan goods, the market vendors sell live chickens, exotic plants and imported goods that are hard to find elsewhere.

Hollybrook Park is a part of the city's new Emerald Trail project

Hollybrook Park has been a part of Lackawanna/Mixon Town for over 100 years. The 21-acre park treks alongside Westbrook and McCoy creeks near the neighborhood’s east end. Nearby industrial plants polluted the waterways for many years, but the city’s Emerald Trail project is bringing new life to the once-forgotten green space. Beginning in 2021, the ongoing restoration project will repair nearly 15 acres of stream and about 4 acres of land for recreational use. Mallison Park and Center sits at the heart of Lackawanna/Mixon Town. Opening in 1929 as the city’s first athletic facility, it has a public pool, a baseball field and a brand-new playground.

Jacksonville City Council dedicates over $400 million to public safety

Lackawanna/Mixon Town has a CAP Index crime score of 6 out of 10, compared to the national average of 4. Higher-than-average scores for violent crimes inflate the overall crime score. In September 2023, the City Council dedicated over $400 million from the annual budget to fund public safety. Along with improving roads and other public spaces, the money created 40 more police positions at the Jacksonville sheriff's office in 2024.
