Stretching along the Jacksonville Railyard district is the modest northwest neighborhood of Magnolia Gardens. The community is only six miles from Downtown Jacksonville and offers large lots at a lower price than neighboring communities like Cisco Gardens and Picketville. “Magnolia Gardens has attracted a lot of homebuyers,” says real estate broker Sam Harrison of Power to Point Realty. “But we anticipate a shift due to price increases.” In addition to the low cost of living here, residents can take advantage of the Niche rated #4 best school district in Jacksonville, Duval County, which was ranked an overall B.

Homes

Magnolia Gardens is made up mostly of classic three-bed, three-bath ranch-style homes from the early 1900s with an average price of about $140,000; their brick walls and shingled roofs have held up well over the years. Most lawns in this neighborhood are unkempt, but large enough for gardening or even entertaining guests. When these homes are updated, their prices can go up to around $250,000. Those who are looking to start from scratch can buy a vacant quarter-acre lot for around $15,000, and there’s no HOA, allowing property owners to be as a creative as they’d like. The Amtrak station is bordered west by the neighborhood, so residents are likely to hear the trill of the train.

Transportation

Residents are generally car dependent, but have the option of using The Jacksonville Transportation Authority’s 51 bus to get around the city. The closest major highway to Magnolia Gardens is the US-1, located 6 miles away. The Jacksonville International Airport is located 11 miles away from the neighborhood, while the HCA Memorial Hospital is about 20 minutes away via the US-1.

Schools

Kids are zoned to attend public schools within Duval County district, which earns an overall B from Niche. Students might start out at Washington Carver Elementary, which offers a safety patrol program that teaches leadership, caution and good citizenship, then continue to the magnet program at Matthew W. Gilbert Middle. Both schools earned C-minuses on Niche. William M. Raines High, which prides itself on having an exceptional music program, earned a C from Niche.

Shopping and Dining

In the neighborhoods upper eastern corner, Edgewood Square is locals go-to shopping center for groceries and a bite to eat. Stock up at Harvey’s Supermarket or head down to Mr. Shark Crab Shack for their fresh blue crab and friendly service. Five miles away, the Gateway Town Center shopping mall features national chain stores like Foot Locker and Rainbow.

Parks

The Johnson Family YMCA is central to the community, providing an open basketball gym, swimming pools and youth camps to locals. Enjoy some outdoor fun at the 125-acre Lonnie C. Miller Sr. Regional Park, equipped with a volleyball court, five picnic tables and an amphitheater.

Events

While there are no local events in Magnolia Gardens, residents can head downtown to the 15,000-seat multi-purpose VyStar Veterans Memorial Arena or The Florida Theatre for concerts, plays and sporting events. The VyStar is the home arena to the Jacksonville Icemen of the ECHL, the Giants of the American Basketball Association and the Sharks football team of the National Arena League.
