Four miles from downtown Jacksonville, suburban Monterey is a wooded hamlet of ranch-style homes and luxury riverfront estates along the eastern shores of the St. Johns River. The neighborhood is "up and coming,” says Elizabeth Howell, a Realtor with House and Home Realty who has sold several homes in the area. “The area has seen a lot of investment. The roads are being redone, and you see revitalizations." The St. Johns River is central to life in this community; riverfront homes have private piers, and residents can dock their boats at the Arlington Marina. With the Atlantic beaches only 13 miles away, Monterey is a popular place for people who love life on the water.

Midcentury-modern riverfront homes
Howell describes the homes here as "solidly built" in terms of infrastructure and quality. "The homes are concrete block,” Howell says, “and the riverfront estates are architecturally diverse. Most houses move fairly quickly off the market.” Homes here are ranch-style, split-level and concrete-block houses built from the 1950s through the ‘70s. Mature oaks and palms draped in Spanish moss provide shade and privacy; roads are too narrow for street parking, so paved or gravel driveways are common. Prices typically range from $140,000 for a three-bedroom concrete-block fixer-upper to $339,000 for a three-bedroom split-level on a quarter-acre lot. The many riverfront homes have private piers and more architectural variety, including midcentury-modern and Queen Anne-inspired homes; a five-bedroom riverfront Queen Anne can cost $1.4 million. Riverfront condos are also available and can cost up to $465,000 for a four-bedroom.

Local kids can start at Arlington Elementary, which earns a C from Niche, then attend the C-minus-rated Arlington Middle.
