A former fishing village turned industrial corridor
New Berlin began in the mid-1800s when former German Navy surgeon Henry Von Balsan bought a 50-acre plot along the St. Johns River. Named after Balsan’s hometown, the peninsula community slowly evolved into a small fishing and shipbuilding village. Today, New Berlin is no longer known for shad fishing and shrimping, but its shipbuilding industry remains, with the Port of Jacksonville headquarters occupying the community’s southern point. Along with the shipyard, New Berlin is home to a GE Distribution Center, a Budweiser plant and other major manufacturers. “It’s known as the north industrial corridor of the city,” Philip Amorgianos says. A longtime local and Realtor with Watson Realty Corp., Amorgianos says many residents “work in the shipyard or at the factories. I know some people who live in New Berlin, and I can tell you, it’s good working-class folks out there.” The CAP Index crime score is 1 out of 10, which is far lower than the national average of 4.

Single-family homes along St. Johns River and Dunn Creek
JAXPORT terminals and industrial parks make up most of New Berlin; in fact, the neighborhood is 86% commercial property, of which 70% is industrial. Still, homes can be found along the water’s edge. The oldest properties sit next to Yellow Bluff Fort Historic State Park at the southern end of New Berlin. Most of these homes were built in the mid-20th century and have similar ranch-style architecture, but some fixer-uppers date as far back as the late 1800s. Cement-block foundations help prevent flood damage from St. Johns River when it rains. River Enclave, a gated planned development between Interstate 295 and Dunn Creek, contains some of New Berlin’s most spacious homes, some as large as 4,000 square feet. These early 21st-century houses combine New Traditional styles to create unique custom builds. Many are waterfront properties, with long wooden piers stretching into Dunn Creek. Prices typically range from $250,000 to $550,000, but some larger creekside properties can cost up to $1.5 million.

Launch into St. Johns River from the New Berlin Boat Ramp
While primarily industrial, New Berlin has a couple green spaces near its southern peninsula. Two picnic pavilions overlook the St. Johns River at Dames Point Park. It may be small, but for locals, the park holds great significance. Along with a new fishing pier, it’s home to the El Faro Memorial honoring the crew of the Jacksonville-based cargo ship that went missing in 2015. Yellow Bluff Fort Historic State Park sits about a mile north on New Berlin Road. Just over an acre in size, the park features a hand-dug trench system and T-shaped earthworks where Confederate and Union soldiers resided during the Civil War. Local fishermen store their boats at the New Berlin Boat Ramp a few streets over.

First Coast High has a Sports and Entertainment Marketing program
New Berlin students are zoned for Duval County Public Schools, which allows school choice. Through fifth grade, students attend either New Berlin Elementary, which scores an A-minus on Niche, or San Mateo Elementary, which has a B-plus rating. Oceanway Middle earns a C-plus, as does First Coast High. The Sports and Entertainment Marketing program at First Coast lets students intern with local college and semi-pro teams to earn industry certification before graduation.
The New Berlin Elementary School teacher-to-student ratio is 19:1.

Interstate 295 meets State Road 105 in New Berlin
New Berlin is situated on the north side of Jacksonville, where Interstate 295 meets Florida State Road 105. From the intersection, SR 105 passes the city zoo and links to Interstate 95, fewer than 7 miles west. Downtown Jacksonville is another 7 miles from there. I-295 connects to the Jacksonville International Airport and the nearest hospital about 10 miles north.
New Berlin Road leads to the Northpoint Village Shopping Center, where folks can find Publix, Walgreens and a few fast-food chains. Across the street, Dick's Wings and Grill is a locally-owned restaurant serving 365 different flavors of chicken wings. SR 105 links to another local hot spot immediately east of the community. Situated along the St. Johns River, Chowder Ted's sells fresh shrimp po' boys and cold beer with waterfront views.
The new Publix at Northpoint Shopping Center is a welcome addition to the area.
The new UF health North campus offer healthcare just about ten miles north of New Berlin.

Extreme risk of flood and wind damage in New Berlin
According to Risk Factor, New Berlin has an extreme flood and wind damage risk. In 2017, Hurricane Irma caused some of the highest storm surges in Jacksonville's history, specifically for communities along the St. Johns River. The neighborhood fishing pier at Dames Point Park was destroyed in the storm, but in 2023, the city replaced it with a brand-new wooden pier.
People living near the water enjoy the benefits of having easy access to it.
At the end of the pier, fishing poles stand tall, their lines dancing playfully in the water.
