The Waterfront is sometimes called New York City's sixth borough because of how easy it is to commute into Manhattan. High-rise luxury buildings with luxe amenities
According to Trompeter, people buy in The Waterfront for two main reasons: the prime location and the new construction buildings. Most of these listings will have extensive amenities, including dedicated parking spaces, fitness centers, concierge services, and design features like upscale interior finishes, the latest appliances and floor-to-ceiling windows to minimize natural light. The median price range is approximately $600,000 for a studio, $800,000 for a one-bedroom and $1.5 million for a two-bedroom.

Who is buying in The Waterfront? “People who work in the city and are looking for more space at a better value,” says Yulia Afanasyev, broker and co-founder at City Sphere. “Lots of young professionals and growing families,” she says. As a former Manhattanite who moved to Jersey City, she explains why she made the controversial move from New York City to New Jersey: “Real estate and taxes are getting very expensive in the city, and even in Brooklyn now.” The choice was obvious for her after she “tried the commute” and saw she could get “more space for less” and “with lower property taxes.”
Waterfront bars and elevated dining, including DOMODOMO
Located within a restored 1850s speakeasy tavern, the Light House Tavern has 18-foot tin ceilings, two levels of dining and a brunch that is waitlisted every weekend. Michelin-appointed DOMODOMO is situated just below street level with bespoke wood furnishings and a long wood counter. The sushi diners are presented with a small water bowl and a cleansing hand towel. Smorgasbar is a seasonal beer garden along the waterfront that offers craft beers, cocktails, and a pub-like menu with cheeseburgers and seafood. There's always music playing, and there are games like cornhole to play. Newport Centre shopping mall is home to all the big fashion brands, including Zara, Uniqlo, and Macy's. For groceries, several markets are scattered throughout the neighborhood — including Morton Williams, Target Grocery and Whole Foods — making it easy to get essentials.

Parks with views of the Manhattan skyline, including Newport Green Park
Unlike typical playgrounds, Newport Green Park has various play structures, including a rock climbing wall tower and a "sprayground." Along with its postcard views of the Manhattan horizon, this seaside park has something for everyone, including an urban sandy beach, turf lawn, botanical garden paths and a seasonal carousel. Nearby, along a small stretch of water, Morris Canal Park has a grassy area with a panoramic view of NYC, where residents can walk right up to the water. At a riverfront pier, J. Excellent public transportation in a car city, including the PATH train
“The beauty of this neighborhood is you don’t have to have a car,” says Afanasyev. The Waterfront is just a quick 20-minute ride on the PATH train to Downtown New York City. With a high percentage of transit ridership, The Waterfront offers convenient access to various transportation options. The PATH train provides multiple stops in NYC, including the World Trade Center, the West Village, 33rd Street in Midtown, and other parts of New Jersey. Additionally, residents can utilize Hoboken's nearby Hudson-Bergen Light Rail and N.J. Transit buses. For those traveling to Newark Liberty International Airport, it is conveniently accessible by train, bus, taxi, or car from Hudson County. An added bonus is “a parking spot here is about 50% of what it would cost in the city.”

A commuter area jam-packed with helicopters, trains and automobiles
The Waterfront has beautiful views and quiet side streets, but the main avenues are often congested by traffic. This is because of its many commuter transit options. Namely, more than 100,000 cars cross over the Holland Tunnel daily (on the New Jersey side, the tunnel comes above ground on Marin Boulevard and 12th Street). Meanwhile, the area is chock-full of trains and stations, including the Newport and Exchange Place PATH stations, the Paulus Hook ferry terminal and the Hudson-Bergen Light Rail headquarters on the south edge of the neighborhood. Plus, the Newport Helistop is along the waterfront.
