A blend of new and older homes near popular Joplin walking trails
In Joplin's southeast quadrant, Campbell Park North is named for the Campbell Parkway, a popular green space for walking which cuts diagonally through the neighborhood and continues southeast. Besides the park, this neighborhood is notable for its location near Rangeline Road, Joplin's primary retail and restaurant corridor, and Joplin High, the city's only high school. This area borders the path of the EF5 tornado that tore through Joplin in May of 2011. The result is a blend of new and older homes that withstood the storm. "Of all the neighborhoods, this one is probably one of the strongest mixes — as you drive through, you can tell, here's a home that's been here a long time and here is one that's brand new," says Jason Wallace, a lifelong Joplin resident and a Realtor with Fox and Riley Real Estate who has been working in the area for 19 years.
Campbell Parkway glows in the winter
Outdoor recreation is a highlight of this neighborhood, with easy access to the Campbell Parkway. Walking and running are the main activities here, with more than a mile of gravel trails traversing this flat, grassy space. This park stands out in the winter, with a city-sponsored holiday display lighting up the area as snow blankets the ground. A pedestrian trail also leads south to Parr Hill Park, which packs various facilities into 2.4 acres, including a dog park, splash pad, playground, outdoor fitness equipment, basketball courts and picnic pavilions with grills. Joplin's 2022 Active Transportation Plan could soon connect city parks with pedestrian pathways. "This area will be a hub as we see that progress," Wallace says.
Updated midcentury ranch-style homes and Minimal Traditional homes
Single-family homes are situated in the center of the neighborhood between industrial spaces on the west side and the Campbell Parkway on the east side. Ranch-style houses and Minimal Traditional-style houses date from the early to mid-1950s and have often been updated with new appliances, vinyl flooring and roofs. New Traditional homes from 2000 through today may require fewer interior and exterior updates. "For being in the middle of town, it doesn't feel like it," Wallace says. "Big mature trees keep the sound down from Rangeline Road, and I think that's really helpful for the neighborhood." Prices range from $130,000 to $195,000, with many properties featuring modestly sized grassy front yards that set the houses themselves back from the streets. On the northeast side of the neighborhood, the Campbell Reserve apartment complex has community amenities and views of the park.
A short commute to Joplin High
The Joplin School District serves this area with three C-plus-rated schools. Eastmorland Elementary is less than 2 miles east and utilizes the Positive Behavioral Interventions and Supports program to promote self-esteem, good attendance, positive discipline and strong parental involvement. Students can progress to East Middle, about 3 miles east. Joplin High is just over a mile south, housed in a new building completed in 2014 after the previous campus was destroyed in the 2011 tornado. Teens have many early postsecondary opportunities with more than 64 Dual Credit, Advanced Placement and honors courses.
Big R's BBQ featured on Food Network
Joplin's go-to shopping and dining area is about 1.5 miles east. Rangeline Road has fast-food restaurants, nail salons, gas stations and big box stores such as Walmart and Home Depot. Mythos is a well-regarded Rangeline restaurant pulling inspiration from Greece, Italy and America for its steak, seafood and pasta dishes. Small businesses are even closer to home. First opening in 1998, Big R's BBQ is a Joplin favorite for its brisket, burnt ends and pies. Guy Fieri's Food Network show Best Bite in Town featured Big R's along with five other Joplin restaurants. Joplin Mini Mart has some grab-and-go essentials nearby. Walmart Neighborhood Market is the closest grocery store, less than a mile north along Seventh Street.
Mixing and mingling at First Friday WineShare
Special events take place in downtown Joplin, about a mile west. First Friday WineShare is a monthly networking opportunity for Joplin adults and professionals at rotating downtown businesses. Participants bring their own wine bottles and glasses to share their favorite vintage, meet new people and learn about local businesses. The Cornell Complex opened in 2022 and is home to visual and performing arts spaces. Each season brings classical, theater and dance performances.
Seventh Street leads to downtown Joplin and Rangeline Road
Seventh Street, the city's primary east-west road, is about half a mile north. It leads to downtown Joplin, about a mile west, and Rangeline Road, about 1.5 miles east. The neighborhood has no sidewalks, but many residents still walk to the nearby Campbell Parkway. Joplin generally lacks public transportation and bike lanes, although the Metro Area Public Transit System does offer individual rides by appointment. Pedestrian access could soon improve here. Joplin's 2022 Active Transportation Plan aims to add protected bike lanes on this neighborhood's south and eastern borders. In case of emergency, Mercy GoHealth Urgent Care is about 1.5 miles east on Rangeline Road.
Weather and noise considerations
Joplin residents prepare for severe weather events as part of Tornado Alley. In 2011, the community experienced a devastating tornado that killed 161 people. Some Campbell Park North homes have underground tornado bunkers for added safety. Joplin High also has a tornado shelter available to staff and students. Noise is also a consideration here. Trains that pass along the neighborhood's west side create some noticeable sound.
