In the 1990s, some of Joplin's premier builders set their sights on this area, located northernmost corner of the city, creating a community of executive-style homes built to last decades. Untouched by the 2011 Joplin tornado, the neighborhood has matured, with established landscaping lining quiet residential streets. The community benefits from nearby restaurants and retail on Rangeline Road, a convenience that leads many to stay within the neighborhood for years. "Those people, they don't sell their homes very often. When one comes up, it gets snatched up very, very quickly," says Michael Wicklund, Realtor with Pro 100 Inc. In fact, the average home in Oakland Heights sells three weeks faster than the national average.

Larger homes with executive features
Oakland Height is known for its brick-built executive-style homes, dating from the 1990s through the 2010s. These come in various modern architectural styles, with overlapping roof gables and domed front windows being common features throughout the neighborhood. Two-thousand-square-foot floor plans allow for spacious bedrooms, walk-in closets and finished basements. "They're well-built, with a lot of extra attention to detail," Wicklund says. "You can see that money was well-spent back in the day by the builders." Prices range from $215,000 to $415,000. Third-of-an-acre lots leave room for in-ground pools and storage sheds. The attention to detail also extends to the landscaping. Gravel beds with flowers and shrubs adjoin many homes. While the neighborhood's north side has sparse foliage, the south side enjoys shade from towering oak trees.

Secondhand finds at the Rangeline Antique Mall
The Rangeline Road shopping scene is a big appeal for new and longtime residents. "That's probably why a lot of people still live there, because it's close to all the shopping, so that makes it very convenient for people who don't want to drive as far," Wicklund says. Joplin's thriving thrifting scene finds a home at Rangeline Antique Mall, a sprawling warehouse of secondhand finds, from furniture to collectible trinkets. Three miles south, Northpark Mall is another Rangeline landmark with over 80 stores, such as JCPenney, Dunham's Sports and T.J. Maxx. Walmart Supercenter is conveniently located about a mile north for groceries, household essentials and automotive services. The Rangeline dining scene features a wide variety of chain and local restaurants. Granny Shaffer's has served southern staples such as chicken-fried steak, fried chicken and cherry pie for over 45 years. The restaurant still has smoking and non-smoking sections.

Lots of room for walking at King Jack Park
The neighboring Royal Heights community is home to Humphrey Park, the nearest green space. This 8-acre park features a multi-age playground with nearby benches for parents, basketball courts and a picnic shelter with room for 50 people. Royal Heights also has a trailhead for the Frisco Greenway Trail, the only greenway within the city limits. This walking, jogging and biking trail passes along the neighborhood's western border and extends north to Webb City. Webb City is a popular space for fresh air, as the home of King Jack Park, a community hub for organized sports, events and casual recreation. The park has 144 acres to explore and an extensive walking trail system.
A-rated schools through Webb City
This neighborhood is divided between two school districts. Students in the neighborhood's southern half are part of the Joplin School District and typically attend Royal Heights Elementary School, East Middle School and Joplin High School. All three schools earn an overall C-plus grade from Niche.
Students in the neighborhood's northern half are part of the highly rated Webb City School District. Students attend kindergarten at Madge T. James, first and second grade at Webster Primary, third grade at Mark Twain Elementary, fourth grade at Eugene Field Elementary, fifth and sixth grade at Webb City Middle, seventh and eighth grade at Webb City Junior High, and ninth through twelfth at Webb City Senior High. These schools earn an A grade from niche, except Madge T. James, earning an A-minus; Webster Primary, earning a B-plus; and Webb City Senior High, earning a B-plus. Webb City Senior High excels in both academics and athletics. The football program has 16 state championship titles, earning its most recent win in 2021.
East Middle School is known for their low teacher to student ratio.

Community events at Mt. Hope Church of Christ
Mt. Hope Church of Christ is one nearby destination for community events. Located on the neighborhood's north side, the church draws residents from surrounding communities with Sunday services. The annual October Trunk or Treat brought in about 150 families in 2024, but it has previously maxed out at 700 families. The From Your Closet Sale is the church's most popular event, drawing in about 1200 people looking for a bargain on men's, women's and children's clothing. "It's one of the better resale pop-ups we've got in the region," says Crystal Blomgren, office manager at the church. Downtown Joplin has regular events each week, month and year, such as Third Thursdays, a monthly street party with vendors, live music and food trucks.
Joplin city bus service returns in February 2025
Zora Street and Main Street lead to downtown Joplin, located 4 miles southwest. Public transportation has been unavailable in Joplin for two years since the city discontinued its Sunshine Lamp Trolley service due to staffing issues. However, the service will resume in February 2025 with three bus routes operating from 6 a.m. to 6 p.m., Monday through Friday. The blue route stops on Newman Road, about a mile south of this neighborhood. Freeman Hospital West provides emergency care with a Level II trauma center seven miles southwest. Joplin Regional Airport operates direct flights to Denver and Chicago five miles north.
Tornadoes are a reality in Joplin
Joplin is susceptible to severe weather as part of Tornado Alley. Tornadoes are most likely to occur between April and June. In 2011, the city experienced the country's deadliest tornado since 1950, which killed 161 people and injured another 1,100. Joplin homes built after 2011 are better equipped to handle storms thanks to updated city codes. Residents shelter in personal bunkers or community safe rooms.
